Dear all forumers,

would like to have recommendations for renovation contractors for budget of 10k for my 3i flat.

works involved are:

hacking of flr tiles of whole hse ie living room, kitchen, 2 bedroom, toilet

replacing of flr tile for whole hse

hacking of wall between kitchen and living room

removal of kitchen cabinet

construction of L-shape kitchen cabinet

removal of wardrobe in 2 bedroom

construction of 2 built in wardrobe

construction of shoe cabinet

replacing wc

:D Its quite impossible to find a good contractor at that price for all the works.....

got got

got contractors will do your house

but they will run away 1/2 way

or ask you to sign their cheap cheap agreement then when reno starts, this one must pay extra, that one not included.

my estimates:

hacking of flr tiles of whole hse ie living room, 2 bedroom,replacing of flr tile for whole hse = approx $4k

redo toilet = $3k

hacking of wall between kitchen and living room = $400

removal of kitchen cabinet = free

construction of L-shape kitchen cabinet = $3k

removal of wardrobe in 2 bedroom = free

construction of 2 built in wardrobe = $3k

construction of shoe cabinet = $500

do your math.

redo 1 toilet standard price is around $3k.

BUt his is 3I flat, floor area is around 70-80m2 (i think)

Look around for more quotation, get those shoe cabinet, wardrobe in bedroom from ready-made and then the 10k should be enough for the hacking and doing of the tiles plus kitchen cabinet (also depend on the length run + material used for the top).

Hi, i'm wondering if anyone can highlight me on this..

As most of u know monthly income for owning a 3 room flat muz not exceed 3k.. Our was a BTO project.. So when we selected our unit.. We declared having 3k combined income.. But when the flat is ready we are having 1.3k increment.. and is the renovation loan up to 6 times our salary? If yes.. what is the amount i can loan based on? The 3k we declared? Or after the increment? TIA!

thats about 600+ square feet + haulage + sand + hacking + bla bla bla ...etc how much liao?

But when the flat is ready we are having 1.3k increment.. and is the renovation loan up to 6 times our salary? If yes.. what is the amount i can loan based on? The 3k we declared? Or after the increment? TIA!

yapz... banks can loan up to 6 times of couple's salary. let say a couple work about 3K per month then 6x3=18K. But still look at the interest rate. some count as monthly, some are fix whereas others count per annual.

To loan from bank, they will need both couple's pay slip. therefore u need not worry about it.

Hi,

Mine is 3i (64sqm) wall btw kitchen & living room already hacked when purchased. May share with you my quotation:

Laying Homo tiles for: kitchen $1080, bathroom + toilet $580, service balcony $580

Laminate floor with skirting for: living hall $1000, 2 bedrooms $1150

removal of cabinet - depends on the size

L-shape cabinet: approx $145 psf

replacing WC $60

Debris removal + haulage etc approx. $1000 +-

Wardrobe , shoe cabinet --> ready made (furniture shop cheaper)

Should be based on your salary at that time.
