I know of a contractor that does cost plus. It is way cheaper and manageable than getting a overprice quote.

Sent you a pm.. you can work out the rates with him. He does houses.. 

When you compare quotes, make sure you do an apples to apples comparison, in terms of materials, T&C, what is covered etc and cost of making alterations, penalties and completion timeline.

I went into a design and build contract with my builder, I did not hire my own architect. My builder charge in a 40k Archi with PE fees in which i think is quite reasonable.

So what was your total budget? the house is constructing already?

Building Cost $920K Archi and consultant fee $40k, total $960k.. Managed to work under $1mil.
