the quotation is not detail enough. and carpentry prices are subjective to design. Im renovating my resale now.

You wanna contact my ID for a quote? I feel that mine was reasonable and detailed.

I think your first item is not only hacking of walls but also include dismantling kitchen cabinets. Your quote does not have enough breakdown with detailed measurement for us to gauge. You might need to find a few more quote to compare. If you want to hire sub-con to do the job then you must be prepared to have the time to be there to coordinate.

Thanks to all friends here that have PM-ed me and gave me advice.

Actually we are still considering, whether to get a contractor to do all, or we ownself find different sub-con for our renovation, no hurry to move in anyway.

Normally, u can't get a Reno permit yourself. This permit can only be done by hdb register Contractors .

that saying, the tiling of the toilet mostly will be done by the contractor, because no one will just help u apply a permit and let u use your own people. Reason is because, if the works are not done properly e.g leaking, hdb will find back the Licence holder, and not the owner, Nor the worker who done the works.

for carpentry , nope u don't need a Reno permit.

thanks!! i thought hacking is expensive too, $1300 for only 1 toilet. its EA by the way.
