Dear Homeowner,

Just bought an old 3 storey corner terrace.

Plan to do the following:-

1) Change roof

2) Change sewerage

3) Change Electrical

4) Add Attic

5) Chang Staircase

Would a 400k Budget be reasonable?

Anything else that you recommend we should do for a 25 yrs old house.

Sharing of your past home journey experienced would be greatly appreciated.

Are you getting an architect to do the A&A design work for you? If so, the costs will be higher. Depending on your situation and budget, it is often better to tear down the house and to create a new one from scratch.

No plan for architect as we are sure how we would like our budget home to look like. Unfortunately can't afford a tear down and create new.

Any affordable builder to recommend ? ..... You think I would need an ID.

Is doing an "ala-carte' route recommended ? Hunt for specialist incarpentery, toilet/bathroom etc to save cost.

You just need to get a good contractor, especially those with builders licences, they will be able to help you with

Cheap quantity surveyor, architectural design, structural engineer or electrical engineer if you need to upgrade  3 phase power supply.

I think you also need professional engineer to sign your AA. You also might need to instal water pump.
