Employ Id & Get 3rd Party Contractor?

Hi,

Have any one experience employing an ID as consultant and get a 3rd party contractor for renovation?

Will appreciate if you could share your views. :)

I think this is a good idea - there are alot of so-called IDs who 'bao-ka-liao' and design for free, usually not very good designs.

I am planning to pay for a design house who only provides design services, and get a contractor to do up my home, base on the designs, working drawings and specs. If I want the the ID to 'bao-ka-liao' and oversee the whole works also can, but they will outsource to their selected contractors and charge me a professional fee. So I prefer to get their drawings and work with my own.

Ya I did, but I am not going to advertise for them here, since I haven't even started to use their services, not sure good or not.

They charge by the hours spent by their principal designer, senior designers and junior designers (different rates for all). Estimation comes up to about S$5k. They will give me working drawings, spec sheets, paint colours, etc, which is supposed to be so detailed that any phua chu kang can understand.

Charge by hours? Than per hour would be how much and how do they go about it? Will they also co-ordinate for us should we get our own contractor?

Hi,

I think most id firm charge by the size & type of premises. I have a quote for my 5 rm about 6.5K including project management. Me & my hubby still discussing on this, we worried we might not be able to get a good contractor.

Actually why not engage an ID and get their perspective drawing first? For perspective drawing is only 10% of the contract price. So should be abt 2~4k depend on ur design and can change till you agreed.

For us, my mother-in-law actually suggested that we pay the 10% to our ID to get hold at his perspective drawing and get a contractor to follow his drawing..but in the end we still decided not to engage contractor and let the ID engage his own contractor (cuz we found some contractor actually quote higher than the ID)..

Paying them 10% only get perspective. Seems not worth it. Moreover I have check u worry whether i can express the detail to my contractor, if we pay for consultancy, the id could provide us their commitment & drawings.

Anyway i m considering shld i do it or just get any id firm who do everything... ....so confusing :jawdrop:

Actually to appreciate design is as difficult as appreciate fine arts - design is an art, only those who had experienced it before will understand its value and difficulties.

Nevertheless, those design houses are quite aware of these already, so they had streamlined their services to more than just perspectives, elevations, renderings, etc. They also have working drawings that will allow even the "dumbest" contractors to understand; ie, the contractors just follow the instructions on the drawings and its a matter of workmanship only. Like abovementioned, they also provide project management services too, where if something cannot be made according to the drawings, they can advise the contractors accordingly.

To have a good ID will create consistency in your design and give you better impression of how the end results will look like instead of changing the works after it had already been done. Better to change it on the drawing board first!

Yeah, i agree.

By the way, Anyone have any good contractor who is willing to work with ID? I am still very worry of able to get a good contractor.

Heard some feedback that it is very difficult for the id to control since they are not the paymaster... :yamseng:

Yeah, this is where you have to come in lor. Let the ID be the middleman between you and the contractors, don't pay the contractors unless they adhere to the instructions of the ID.

I have just confirmed with a id firm whom will provide me with only consultancy & project management work. Their service is quite unique as after the detail drawings are confirmed, they will invite some reliable contractors which they have worked with & also our own choice of contractors ,if any, to tender for the job.

I suppose we can compare apple with apple as the design work was provided by the id. Therefore in terms of pricing, it should be competitive. We can save some cost . Anyway, i will leave the project management to my id and if doesnt work well, i will go after them lor. :D

Any idea from your ID drawings to the tender part, how long is the duration?
