Simple reno for 4room resales

Recommended Posts

Hi I started reading the T blogs after getting the keys for a 4room resale flat. Reno is just half done with most of the carpentry not confirmed yet.  Initially plan not to change kitchen and toilet wall tiles and floor tiles but changed anyway.

This is my floorplan. Only problem is there is no designated dining area. The previous owner place their dining table in the kitchen.

I started from knowing nothing about renovation.  Didnt know there is so much involved even if I do not renovate the whole flat.

I did not get any ID as I do not have much budget. The first person I engaged in early Oct was an electrician for rewiring the whole flat as it is 30+ years and previous owner never did any new wiring. After that I found a contractor for kitchen, toilet, bathroom works and painting work.   It was a tiring journey in coordination and if I have the budget next time, I would have engaged an ID :)  all in all, I have contracted 3 people for quotes. One which I read from Dayre has some good advice but quote is quite high above my budget. Another one (formerly from quite a well known firm) refused to send me his quote and insisted on meeting first but stood me up twice (I guess I was really patient as I am not in a hurry) and only apologised when I asked him why he didnt turn up or text/call me. So I chose my current contractor who quoted me quite reasonably but no freebies :(

Let's start with electrical rewiring. I didnt know I have to plan the electrical layout and it was the most disliked thing in the renovation.  My quotes for wiring is quite okay I think eg single power point at 45 and double at 55. These quotes come with basic switch casings (not sure what you call that)

I decided on a 2 way switch between Bedroom 2 and 3 for the Living Room ceiling light as I do not wish to walk in the dark back to my room.

Went to SBH in Toh Guan Road and Hafary at Tradehub. SBH display is bigger and the showroom is spacious so I chose my tiles from them.

Photos show the hacked toilet and bathroom (in old HDB flat, the toilet and bathroom are separated and my master bedroom has no bathroom).

Didnt change living room tiles. Only overlaid bedrooms with vinyl flooring. Previous owner had overlaid with laminate but too dark and a bit worn now.

Can advise where I should place my ledges for the shampoo, cleanser etc? I have two.

Bought simple ledges like this. Same material as toilet bowl haha. Just one wipe when dirty :)
