I am planning to rent out 2 of my common room and hopefully the whole flat in years to come. So i am looking for cheap and good workmanship if anyone have any contact? I am just looking for basic renovation. So far i have visited a showroom and are quite satisfy with their workmanship and everything look nice, but i am quite concern if the actual quality will be the same on our home if anyone can advise on that? bipps 4 Report post Posted April 12, 2016 The quote looks reasonable, and comes with 3D perspective so I think it's a good deal. Plus, the painting costs is one of the lowest I've seen for 4 room 5+1 colors. As for showroom vs actual quality, very hard to tell. But, if the showroom quality is crappy don't even bother talking to them! I heard majority of these ID showrooms are sponsored by the laminates, tiles, tops suppliers so it could be supplier's contractor that's doing the works and not the ID inhouse worker. bunnybluey 2 Report post Posted April 13, 2016 (edited) I understand from some IDs that fridge base nowadays is not that common anymore, so you may want to think if you need it as you probably need to decide how big your fridge is before confirming the dimension of the base. What is the difference between the wardrobe in master vs other bedrooms other than a full mirror on 1 sliding door? Carpentry works usually go by per foot run, so based on same materials used, same requirements, 7.5ft, it should be only $2.1k, a full mirror on one sliding door needs to add on extra $600? I did a pull out mirror, was charged $200. Based on the pricing that you mentioned, you may wish to check what is the internal carcass colour, is the similar finishing like the external or it's just plain white? Is the internal fully customisable like you can choose all drawers instead of shelves? I'm going to do my reno for my current house, I'm charged similar pricing as yours but internal carcass is similar to external & I can choose any combination of drawers/shelves for the internal, just that mine doesn't have soft closing hinges as I don't need them. The full ht shoe cabinet is kind of expensive imo, $960 for 3ft vs wardrobes in bedroom 1/2, $1680 for 6ft & that incls soft closing hinges, 1/2 of this price is only $840? My full ht shoe cabinet is also 3ft & my quote is <$800. I would say that laying of cardboard & general/chemical cleaning isn't exactly FOC, probably already "bundled" under haulage/removal fees cos $580 is a bit high for just haulage/removal imo since you don't have hacking. It come with internal color as what i have opt for during our first meetup, as my wife was very keen on the coloring inside the wardrobe and internal configuration can be adjusted. so we just keep it original for the other two common room which will be rented out. As for the shoe cabinet it is actually a half shoe cabinet and top half display cabinet which i am planning to build near my main door, between my living area which work as a divided. My id explain it is the total involvement of the whole cabinet because i want to use mirror backing and glass shelving for the entire display area of this cabinet. However he actually discourage me not to do so claiming that it is not appropriate to have mirror reflecting on main entrance and there is some fengshui reason behind also. Well actually i did not really listen to his advise untill my grandma visited me today and after sharing our ideas with her. She actually told us it is a fengshui taboo to have mirror reflecting on door. Have cross check on the pricing and was advise it will be 750 for a 3FT normal full height shoe cabinet. From my point of view, it look quite scary if you are coming back from home during late night and you see a reflection of yourself once you open your main door. I see, then that explains why the shoe cabinet is more expensive if there's mirror backing & glass shelving, which the quotation won't be able to show me these details. The normal full ht shoe cabinet pricing is quite okay, plus minus there. I do have a display cabinet in my living area working as a divider. The top part is glass shelving & bottom part is a small storage area facing the internal of living room. The top part does not have any backing, so it's like see through, which allows some natural lighting to pass through when I open my main door. Have a meet up discussion with my id together with my wife around late afternoon yesterday. Was tag along with a friend and his wife as well who also gotten their flat just one block away, they have actually gotten alot of quotation however all are quite expensive and they curious to find out more. We understand that the pricing is reasonable but however are still overly concern with the quality of work and material. My ID immediately seek permission with a owner and drive us to a project nearby their showroom. Well although i am not an expert in this field, but overall are quite satisfy with their work. When we are back to the showroom, my friend started showing interest in getting a quotation as well. As they have already have some on hand with some other id, he and his wife feel the sincerity and services this id provide. So as usual, after some discussion, advise and recommendation. We went for dinner at a mall nearby while my id work on an on the spot quotation. I settle my deal @ 18k as posted in my first post and my friend @24K, he opted for some hacking works for open concept kitchen and some furnish feature and so on. I often feel what's important is that we must feel comfy to work with the selected ID & able to trust the person. If before signing, already don't feel comfy & cannot trust, then no matter how cheap the quotation is, it's also pretty pointless. Up next is to shop for things, like what I'm doing now, shop, pack, shop, pack, barely 2 weeks to go before my reno starts work but we're not even 50% packed! Luckily for renotalk forum, can find some good lobangs for some stuff & that minimises my own hunting for the shops that provide the best price, save me a lot of work!
