Hdb 4Ng Renovation

Good day T-bloggers, I've been reading the t-blog for awhile before getting my house on renovation.

Interesting concept approach with price to pay. As someone who are used to the eastside,

the layout of mature estate are pretty straight forward. I also did send in for quotation and received

quite a number of calls from various ids / contractors.

Initially I do not wish to engage an id, just straight to general contractor. 2 of the Contractors I went to.

1. Gay World Building Renovation Contractor

2. Aspire Renovation Design

As such i'm still skeptical to decide who to pick and so ids from Renotalk came around with quotation.

With moodboard and concept have in mind and floor plan, most of the ids give a rough quote

but on the high side. AsI do have budget, most ids prefer to visit the location to take a look

at the condition of the unit, unto whether what are the things can be salvage to save costs.

Time goes by and I still have not confirmed who to choose.

Until my 1st appointment with Hdb, I came across RenoTalk roadshow.

There's a few ids there and what caught my eye is a Kitchen Promo that

one of the id offered.

This is the typical Resale Hdb 4NG

We shared the id our floor plan.

The Kitchen promo consist of 8ft Top Bottom Kitchen Cabinet,

with FREE Aerogas tempered glass kitchen hob / hood, sink and tap

for $2688. Just nice for size as I want to make my kitchen layout smaller.

So while discussing, since we got the kitchen promo items, we decided

to get the ids full renovation services, rather then kitchen promo by them, other

reno by other id.

My budget is strictly $30k. May stretch abit depending on the items we ask for.

But I don't think getting and id will work on that budget. I was surprise when the the

id says, best to check on the unit condition so he knows what can or not to salvage

since we have a budget.

After going through on the rough concept, our budget doesn't permits the 'look' that I wanted.

But nevertherless we shall see how the id will propose base on the concept.

...and so the amount hit above $40k. was quite frustrated but have to face reality that the amount today

is not the same as 7yrs ago I did to my 3rm for $30K. A lot have change.

Just to highlight homeowners, do check on quoatations given though price is attractive.

For example : Supply labour and install...etc.This somewhat did not include materials.

It should be Supply labour, materials and install. Thus minus off the materials,

price will be more attractive. Unless materials would be under separate cost.

Note to myself.

I try myself to control on things that are not necessary like shoe cabinet, feature wall etc...

However reading forums, magazines, getting ideas from posts photos...just too much poisons.

My Moodboard theme samples are like French Style / Scadinavian / Traditional European / Colonial

But since the price is way too high i decided to follow the flow of what my budget can do...

Along the way i will try to share of any price changes and the things i bought.

Dining Lights

Love at first sight.

Saw the downlight at my Id showroom and decided to get the same ones

Average price saw from some of the lighting stores is at $200plus. (Coconut Tree Lighting / Sembawang Lighting etc..)

At last manage to get at Hoe Kee (Tanjong Katong Complex next to First Lady) at $198 each.

The 3 bedroom lights are LED with control :notti: at $148 each x 3.

Kitchen Light at $48 x 1.

Toilets Light at $35 x 2.

In total $760 nett.

Ask to round off at $700 and the boss agreed :jammin:

After back and forth with the quotation, we finally agreed on an amount of below $40K after Gst.

Items which are not in invoice are:

1. Toilet Accessories

2. WC and Basin

3. Electrical Wiring

4. Lightings

5. Wallpaper

All this will have to purchase / pay separately.

Time frame we're looking at:

23rd November take keys pass to ID.

24th November start hacking.

Completion / Handover date by 25th December.

ID have only 4 weeks to complete as i'm on contra.

1st proposal of the perspective drawing.

As my budget is very tight, we managed to do just minimal look.

There's still need to be change though...

Does anyone owned Sona Air Cooler? Any reviews on this product?

Aircon is too expensive. My family and I are so use to fan, but we still take Aircooler KIV.
