I also have my mothers BTO flat that I want to do BASIC renovation (tiling, doors, painting, basic kitchen cabinet). So basically 2 jobs. My mothers flat will come in 2nd quarter next year.I have got quotes from several IDs. I still think they are on the higher side. I think it will be easier if I specify exactly what i want so contractors can quote me. Only looking at contractors. HDB registered and provide warranty 2 years.The resale flat I bought is in Tampines. 4rm, 102sqm. I will need the following services.Hacking-All tiles in living room, 3 bedrooms,kitchen floor and walls.-Hacking cornices-Removing 3 doors-Hacking both bathrooms (optional if budget permits) (I want quote for this, as optional)-Hacking wall beside kitchen door to open up entrance, put a sliding glass door (tempered)Re-wiring- Re-wiring of flat, depending on inspection and needPlumbing-Plumbing services-Vanity Cabinet and mirror in both bathroomsTiling-Retiling living room, 3 bedrooms with standard homogeneous tiles-Retiling kitchen floor and walls-Retiling both bathrooms (optional, I want quote for this)Living Room-Feature Wall with TV console-Tic Tac Door to cover up 2nd living room entrance (beside the feature wall, and yes the living room has 2 doors)-L Box 12 inch lighting around living roomKitchen Cabinet-Bottom Cabinet (L-shaped perhaps). I dont want a full blown top cabinet as well. But I dont want the top to be empty. I need some space to put some stuff but not necessarily a full blown top cabinet.-Solid surface vs Granite (deciding based on cost)-Need to move sink and create a divider to make laundry area at the back of the kitchen.Room Cabinets- Built in cabinets in master bedroom, simple one, with one sliding door across the whole cabinet. (do quote how much if I do the same for all 3 rooms).Painting-White plus 4 colorsDoors-Replace 3 room doors, classic onesI have a tight budget. Every ID i have met exceeds my budget. My budget is pretty much very strict, and it includes all the toilet bowls/sinks etc that i have to purchase, so do account for those.If anyone can get me a good contractor, ill be really grateful. I have been told by a friend that her uncle who is a contractor can get this done in less than 30k. However, he will not commit until he views the flat and takes measurements. I am willing to shop around more to see if others can come within that limit. 30k has to be all in, no hidden charges etc.Do email me if you are willing to quote me and have met all my requirements. Wai 1 Report post Posted November 19, 2014 Well, glad to be of help. hope you can get your ideal one soon.but bear in mind, cheap does not necessary mean they can deliver though. Some of my friends had prior experiences where promises were made but at the end during the cost of reno, a lot more items that were not mentioned on the initial quotation were brought up, bringing additional costs which eventually stills over exceeds initial promised amount. but what can they do.... works are already halfway through..On doing reno alone by sourcing, you have to be prepared that you have to tackle all coordination works with various contractors/workers, issues that you have to tackle on site which you may not have expertise in, etc, etc.... in my own opinion, i would then prefer a direct contractor who knows his stuff and handle the works for me, although maybe a little cost higher but saves me the hassle and i only have to liaise with 1 person should things be not up to expectation... hahaha..well all in all, that's just my views.. cheers! Btw what do you mean by direct contractor?Can share with me ur quotation?Thanks a lot.Hey CalisL,Personally, i find them reasonable although i dare not say cheap cos i guess everyone has their own benchmark in terms of costing, workmanship is good though.Well, my direct contractor meaning is that he has his own pool of skilled workers on individual reno works (e.g. electrician,plumbing, ceiling works, tiling, etc), plus he knows about quite a bit abt designing as well. So to me it's like a one stop shop but anything wrong just look for him.As compared to ID, which some of my friends had experienced with, truthfully they are good with their designs, but when it comes to the actual works, they may not be technically inclined/experienced enough to know how to instruct the workers to construct their designs. however, i can't say for all of cos, there will be designers who know a lot... maybe my friends' did not search hard enough.... haha...so just so happen i was intro to this one by an electrical contractor... haha.. so things just panned out fine... lolanyway, let me see if i can find back the quotation and pm you.cheers! I need a contracor for removing all the built-in wardrobes and kitchen cabinets, and remodel the kitchen. Can somebody recommend a contractor please? My situation is similar and floor area is also around 105sqm in pasir ris. Getting 40K is almost impossible too considering all the hacking, re-tiling, wardrobe, re-wiring..
