Advice Needed

Hi,can i check wif u all and tru ur experiences.do house renovations cover warranty for all works,like painting,wiring,flooring etc? I did a major renovation for my 4rm resale flat.its been less than a year and ive got cracks in my wall when one of the contractors appointed by HDb came to check.The contractor evem told me that i shud still be under warranty as its been less than a year but the big issue here is i had a power failure last nite fom 9pm-3.30am.we engaged a 24hr electrician and he got to change some parts of the DB box.he checked every single powerpoint and all our electrical appliances are fine.the problem lies wif the internal wiring and till today my kitchen,toilets and bedrooms light are all down.was told need to do rw-wiring...how shud i proceed?

If electrical system has been running fine for a year, it's hard to imagine that re-wiring is needed.

Do you know exactly what needs to be re-wired and what lead to the conclusion that it is a wiring fault?

Can you take a picture of the inside of DB box and post it here?

I think you should seek a second opinion if you are not sure.

From what the 24hrs electrician said,he cant reset the DB box coz there's no power coming in,thus he got to change some parts of the db box..after the power comes in he inspect every single powerpoint n electrical appliances to check if which on might cause the powertrip.it happen to either my kitchen lightings or toilet. As he said these lights are linked to my bedroon lights,therefore we cant on those lights.need to check the internal wiring.alredy called my sub contractor and she is arranging for her electrician to come in.

Typically reno ID give 5 yrs warranty - for ID's scopes of supply only - and most often, those covered and no covered 'cross path' with each - then argument come. Very much like the GREEN vs the RED vs the ORANGE - they shift the blames....

Concealed wires very headache - believed your got earth leakage issue.

A DB is a little enclosure that houses single/double poles breakers, ELCB/RCCB. There is 'no much' things to be changed, unless they are 'burnt'.

Ask him for faulty part that he replaced, if any.

Earth leakage is very difficult to be traced down to a particular path, especially lighting, run in loop - could be a little cable that 'semi' exposes to casing(ground), not necessarily the 'whole path' issue.

I took almost 8 hrs helping my brother identify down to a 'semi-cut' cable - intermittent earth fault!

Im not trying to be difficult here but i reely need to know over all does the id company covers the warranty.my sub con doesnt seem to be co-operating...less than a year and i encountered some workmanship defects here n there and when i showed her she juz told me to "maitain"??! did a major renovations which cost over 30k. There are peelings,white cements or painting coming off from the sides of the my framedoors...and cracks on my kitchen walls as well...how do i post pics here?

You can try using Flickr or other picture hosted sites to post pictures

For minor paint works, i think you will require to DIY and touch up. (There should be leftover paint left for you from the painter)

For the warranty, from what I heard is there should be at least 1 year coverage but however it will all boils down to the contract you sign and how you communicate with your ID as most of them will find excuses when problem like this arise
