Questions About Contractors / Ids Selection Procedure

Hi,

I need to do partial renovation for my resale flat. After reading thru this forum, I selected some IDs and contractors. I have met up with some and emailed all my floor plan and what I want to do briefly.

I'm now waiting for them to give me a quote.

So what's after this? I'll be getting my keys next month. I have a no. of questions.

1. How should I finalize on who to choose. I understand that price is a concern, but I can't just rely on price alone, right?

2. Do I have to bring them to the house to see to get a more accurate quote?

3. Will I be getting a 3D drawing / picture etc from both contactor / id?

4. After I confirmed my ID / contractor, do I finalize the design and sign contract at this stage? Or select materials 1st?

5. What is the norm to the deposit / payment? What is the percentage to give at different stages of the renovation? Heard from many ppl that if given full amt too early, some ID / contractors may work slowly or even disappear....

Can it be discussed or each company got their own policy to follow?

6. Lastly, usually at which stage will I be told that the budget / quotation has increased?

I think it's good to set yourself a budget and sound it to the ID/contractor before even getting costing from them,

a good example, I've received enquiry about his plan and is almost for the whole house but he has told me in advance that he has only 15/20K budget and see if we can work within, we reply him to look for other alternative since it is obviously impossible.

don't need to worry about if they will carrot you with a incomparable items cause you will find out soon after comparing a few company.

You can ask them to list out all the items to buy from big item like what are the suitable size & price for the TV, fridge, to the small item such as what suit best & price for the Tower Rack, tell them that you want a full concept and you do not want to pay more than the budget you have set, but buffer a one-two k aside.

Ask them to provide a time schedule about the whole renovation, and when to make payment after you have seen certain thing that has completed.

also state time to receive 3D drawing from them otherwise insist deposit refund.

Afterall, do give a buffer time of every single stage set aside with your love one so that both of you wouldn't get "hyper" due to bad timing :good:
