Resort Style 5I For A Young Family

Recommended Posts

After following renotalk for the past few months, i decided to share my reno-dailies and hope that others can benefit or have leisure browsing it.

Part 1 - Hunting the new home

With young growing children, my hubby has been wanting to upgrade from our current small 4S(88sqm) to 5 room (121sqm).

After searching and viewing numerous flats, my hubby sweet-talk me to get this place with west sun as the COV has finally gone down a lot.

The pushing factors are :

1) Nice window views

2) Squarish layout

3) big living area

4) High floor

here is our floor plan :

Part 2 - Getting an ID

The conditions of the place was pretty original, so we need to a major renovation with everything hacked away.

After signing our option to purchase, we quickly get down to find a renovation ID as we do not have much time to follow up this major renovation project and also we need to move out of our current unit by 3 months time.

We spoke to 5 different IDs and realized that december is the worst timing for renovation. its a super peak season and prices are higher than usual.

2 IDs didn't even get back to us as they are really busy.

The other 2 got back to us but they didn't get took in our discussion items.

So we selected the last ID recommended by my friend who is quite young looking.

part 3 : the planned room layout after numerous discussions. i really put my hands together for those who can talk to numerous IDs. its so mentally exhausted.

Being a lazy person for housework, i prefer a small kitchen, so i really want a wet kitchen, just for cooking.

most ids rejected this idea, only 2 came back with some ideas or proposals. :bleah:

the balcony area will be converted to some playarea.

as we push out our master bedroom door for some privacy, we have an extra store room. its suits us as we can have extra storage room to keep everything tidy.

I like your wet and dry kitchen idea - very clear zoning. Where will you be drying clothes?

Oh, if it is not raining, outside the balcony windows, making use of the west sun.

if it is raining, it will be at the dry kitchen area, near the toilet wall.

i have followed your reno blog for sometimes silently and really love the view of your balcony and your renovation ideas in your blog.

additional checks for old resale flat :

lucky thing that my id opened up the aircon ledge window and found out it was moldy and ants infested. ewww, it was concealed by the previous owner.

While chatting with the new neighbors, we found out that our block was selected for HIP upgrading next December! zzzzz, the previous owner didn't even tell us.

we have to check with HDB officer on the essential items.

as there is replacement of kitchen waste pipes, we have to put on hold some of the kitchen cabinets.

Cons of the place :

after getting out keys and finally roaming the flat freely, we only noticed the toilet window is really small. its only 1 panel.

any ideas on improving the ventilation of this toilet?

you can consider replacing it with windows like this:

or install a ventilation fan like this:
