Renovation Quote For Overhaul Of 30-Year Old 4A Unit Resale Flat - Reasonable?

Hi all, i'm new to this forum and would like to seek the advice and comments on my renovation quote from my contractor. Its for a overhual of a 30 year old 4A unit. I personally think that its a little on the high side...Appreciate any comments and advices. Thanks in advance!

Kitchen and Toilets

1 To supply and lay Homogenous tiles flooring with water-proofing for kitchen. $1,200.00

2 To supply and patch ceramic wall tiles for kitchen. ( Full Height ) $2,200.00

3 To construct sink support with Homogenous tiles. $700.00

4 To construct half height wall for sink support. $400.00

5 To supply and install Laminated kitchen cabinet. ( Top and Bottom 2 side 52ft ) $5,720.00

6 To supply and install Solid Work Top for kitchen cabinet. ( 2 side total : 30ft ) $2,100.00

7 To construct fridge base, washing machine base and cabinet base. ( 2 side ) $400.00

44 To paint the whole house wall and ceiling with ICI emulsion paint. $1,200.00

45 To wash whole house flooring with acid and clear all debris. $300.00

46 To supply and install 1 to 3 sprit unit air-con for 3 bedrooms. ( Mitsubishi industrial ) $2,950.00

47 To supply and install Laminated shoes cabinet ( 5ft ) & cushion seat ( 2 ft ) for living hall . $1,050.00

48 To supply and install Tempered glass c/w spray paint colour for cooker area. ( 4 ft ) $500.00

From the looks from it, your renovation required tons of carpentry works and electrical works. This 2 will cost you quite a fair bit.

19 To supply and install Laminated door for 3 bedrooms and store room. $1,400.00 - normally one bedroom door will cost around $200 plus to $400. yours seems on a high side. Unless if the laminated door quality and design is there then the price of each door will be on a higher side.

22 To supply and install Laminated TV console for living hall. ( 8ft ) $2,080.00 - if you are able why not just buy off the shelves? There are tons of great designs for TV consoles. Unless you mention Feature wall then you will need contractor to do it for you.

23 To supply and install big mirror for dining hall. ( 6ft x 4ft / tea colour ) $500.00 - if you are looking into fengshui this you might check if it is ok to put at dining hall.

28 To supply and install dressing table ( 3 ft x full height ) and 2 side table for master bedroom. $1,180.00 - if you are able just buy off the shelf.

29 To supply and install Laminated wardrobe for bedroom 2. ( 6 ft ) $1,560.00 - is it sliding door or casement door? If it is casement door then will take up some space for open and close.

30 To supply and install Laminated wardrobe ( 6ft ) for bedroom 3. $1,560.00 - is it sliding door or casement door? If it is casement door then will take up some space for open and close.

aircon price is ok

tv console is expensive

dressing table and side tables buy off shelf because normally if u buy bed frame they have matching tables and dresser

study table must see design than can know if coat how much

thanks all for the inputs.. have managed to nego with him and also reduced the scope...now cost about $56k. have decided to proceed... hope to see a newly renovated house soon!

WOW.. can discount almost 8k ! Initially think you carrot then chop then later part engage reverse gear ?

Always remember during the renovation do have a check on the progress. Sometimes there is a sudden hiccup which you will be surprise. Do be firm on your decision and do not have them brainwash you.

thanks all for the inputs.. have managed to nego with him and also reduced the scope...now cost about $56k. have decided to proceed... hope to see a newly renovated house soon!
