Pokz1981 2 Report post Posted August 1, 2013 Ok, the revised design was more or less finalised last week as shown below but there will still be some changes on the upper floor as we decided not to shift our master bedroom and retain the existing master room. So that would mean less hacking needed. Hence, ignore the upper floor design below. Our original idea to have a walkin wardrobe had changed also. We originally wanted 2 rows of wardrobe beside the bed with an opening for walk in. The enclosed area within the walkin might look mysterious and happening for hide and seek but not really practical at all since no light will be shining through in the day. Idea was scrapped. L-shaped wardrobe would be the way to go as this would mean more spaces.- my idea of an elevated platform in the master room with cove light underneath the platform was rejected . Wife prefer a proper bed frame so to prevent needless bending oops i am drifting further and further. Anyway, lets get down to the lower floor revised design after implementation of the fengshui advice.- We choose one which will still allow us to have a storeroom but this would mean a pushed out kitchen. As long as the stove lies in that place. It doesn't matter whether it is in or out to us. Having a storeroom is of bigger priority- the storeroom will be carved our from existing study room hence a smaller room but still possible for a sofa bed in case my MIL wanna stay for the night to look after baby- as we intend to install air con in the lower floor as well. We wanted to have an enclosed kitchen whenever needed. Hence, the breakfast counter and washer basin have the option to be open or closed up with wooden panels which can be slide into the wall. Idea seems cool but dunno how it will turn out- entrance to the patio will be enclosed with sliding glass door on each side (again the flexibility to closed if air con is on). Most of the time it will be open to allow for easy access from kitchen to patio- water feature to be placed at the patio while the area thereafter to the rubbish chute would be enclosed to cover the washer and a counter to put stuffs (what to put now i also not sure). No intention to install clothes dryer hook as of current as I thought it would be unsightly and would prefer to use those clothes dryer racks which can be wheeled into the counter and hide behind sliding door - one thing that i really like was the proposed area outside the ground floor toilet for the coffee maker and rice cooker plus storage. I thought of it as a brilliant concept. All cooking area flush to one side while the other side when fully opened can be like a big island. Anyway, have informed the IDs that the the coffee maker area will need to be use for the microwave and oven. Original intention was to just get the oven and put it under the stove but we decided to get a microwave as well. I remember seeing it somewhere perhaps in this forum but could not recall. Was originally looking at system 5 but IDs mentioned about this but today i heard another friend was saying that HDB will not approve. Anyone knows? Should not have much issue but still have to await the approval on the Fengshui side since we change over the master bedroom from the intended room previously. There will be no carpentry in the upper floors except for the lightings on the master room as my wife and I decided to get movable furnitures. However, me and wife had some disagreement to the size of the water feature. She wanted a small one while i think a bigger one looks nicer. End up leaving empty handed but the following day, when i saw the below water feature, loved it immediately and snapped it up. Compared to the small one which i nearly buy. We were contemplating over the decision of whether to get a microwave which my wife says she seldom use. After looking around for models which there are plenty. We decided to have a uniform design and went down to Bosch experience centre at Bishan. Level 4 product centre. The service girl showed us a few model and took out their GSS promotion brochure for their bundle deal of induction cooker/gas cooker plus chimney hood. She mentioned that it is fine for us to get the product either over there or any of their retailers. Since we stayed around Kovan, we decided to check out GAB electrical store. The good news for checking is that it costs lesser over there but must pay in cash. End up we get the oven & microwave from there as well.I had no intention to get a chimney hood initially but since it came as a bundle deal. I just think it would be cheaper as a whole. Anyway, since extraction of the air is not allowed in HDB. Recirculation is needed and i was told to confirm that the vent should be included. With more in depth discussion before we start calling for quotes.Dining area overlooking the kitchen.There study area will be half glass as shown. We opted for a breakfast counter design that can be enclosed and it will look something like that. The staircase shown below will be change as we opted for another designKitchen perspectives overlooking the balcony/yard area.Backsplash colour at the kitchen will be changed. Otherwise, everything should stick wtih the cooking area to the left.Living room perspectiveSome changes to the carpentry works for the TV feature wall. ThanksIf your block's electrical loading has been upgraded to 40A there's good chance it will be approved for EMs. You can check via HDB website. After that ask your aircon installer to apply - and you follow up directly with the HDB technical officer in your area to plead your case if required. I checked the below and it seems my block is not upgraded. But it seems like there's still chance to install extra powerpoints. Wonder if that is true.Your block has not been provided with higher electrical loading. You will need to apply for an HDB permit to install new 15 Amps power points for air-conditioners or other higher capacity equipment/appliances (e.g. high powered IT equipment).Under the Building Control (Amendment) Act, flat owners are required to engage Building & Construction Authority-trained air-con installers to install the air-con outside their flats and to keep the authority informed when they carry out the installation works.
