20K For New 4-Rm Hdb Reno

Will be getting my new flat in 2014... maybe 1st quarter. We opted for the HDB's floor tiles and doors.

After discussion with hubby on our budget for reno, we decided on 20k. Is this reasonable for a new 4rm flat since we don't need to do flooring and change doors? We know it would likely increase but we don't want it to go to 30k.

Some reno works that I can think of, from reading posts by some forumers on other threads...

General: Painting, plumbing works, electric works, window grilles.

Living Room:
- Full height shoe cabinet installation with 2 doors

- Down lights
- Feature Wall with Tv console

- Included this because I have been reading about the feature wall and saw a lot of pictures on this from most ID portfolio. What is the advantage of installing this feature wall? Generally my hub and I prefer to have movable furniture than permanent fixtures in our living room.

Master bedroom:
-Platform bed concept (Queen size bed)
-Install 8ft sliding wardrobe, with mirror, racks and area for display of accessories

Kitchen:
-Install top and bottom kitchen cabinet with pull-out larder.
-Glass door between kitchen and living room

Toilet:
-Install glass shower screen for master bedroom toilet
-Install vanity cabinet and sink, together with side storage
-Install kerb for both toilets at shower area


I think we may need to spend a lot of lighting cos we prefer to have the cosy ambience especially in the master bedroom and living room. Is this budget reasonable?
