Single Storey Property Size 1885Sqf To 2/3 Storey

Hi,

Would like to enquire.

Just did A&A to my single storey house completed in Nov 2011.

Have been thinking about tearing it down and building it to 2/3 storeys.

Is it advisable to do it so soon? or wait till 5 years to do an erection to 2/3 storeys?

What will be the current costs like for an erection of a 2/3 storey terrace house?

For complete rebuild, just be ready to budget $700K ~ $1million for a decent quality finishing touch to a complete new house.

Again...all depends on what you like for your lifestyle and quality of the house and not burnt too much $$.

Simple analogy...Some people can only accept Italian marbles or granite... Hansgrohe taps..Laufen washing sink...Fascina windows...Miele fridge + oven..Loewe TVs.....but some can live with something simple.

However, I doubt in current market climate you can make do with anything less than $500K for a newly constructed house......

If you wait longer..be ready to pay higher due to continual inflation....

Yes. Just be ready to budget minimum S$500 ~ S$600K for a complete rebuild but I really doubt it will be enough if extension to 3rd floor for space maximize.

In my humblest opinion, S$800K shld be sufficient to cover with reasonable finishing but if you have more will be good.

I have a colleague doing a minor A&A for a plot 2160ft and his budget is S$500K but it already busted so be ready to buffer another 20% for contingency.

I suggest you ask for an open tender with at least 3 builders for price comparison. Again, not always the cheapest will deliver the best in terms of lead time, finishing, quality work etc and good to take a look at their project references separately etc in how they deliver and finish their work.

I am a simple minded person, so the pricing you stated above applies to 2/3 storeys too?

If I were in your circumstance, then I wouldn't consider a new erection on the A&Aed house. Whether it is for now or 5 years later.

The total cost (the original A&A cost, ID cost, and the new erection cost) would probably add up to the new erection cost of a semi- d.

The option could be to sell the existing landed, and acquire another one for a new erection. Just sit down and run through the cashflow analysis and you would see what I mean.

Recently, I have seen so many landed developments where every inch of the lands is cemented over. Pretty interesting preference, considering the charm of a landed house is pretty much derived from the garden landscape. If you are one of those who avoid the gardening, then I would suggest acquiring a landed of 1600 sqf or so for the new erection.

I was in a similar situation (land 1880) and I love the location and got the property cheap. So I thought doing it up with a complete rebuilt would have been a good idea.

I wanted to max built in with four floors and roof terrace... and there were problems with marine clay so deep piling was needed ($150k)... So by the time i included interiors and loose furnishing I would have spent at least $1m. Not to mention the time and headache of managing the build. So I sold and bought another bigger property and did a relatively straightforward Reno instead.

Of course the investor who bought my property did it up and sold it for 3x the price he paid for. He did spend more than two years building and holding it for the buyer to pay the price he wanted. In the end everybody got what they wanted and was happy.

That was 2-3 years back.
