Renovating 2 Rm Hdb Flat

Hi!

I'm currently planning on renovating a 2-rm HDB flat (35sqm).

I'm nt sure how to call it as in resale or new flat, as there is no tiles on floors except the toilet.No carpentry works done before.

My plan is to do a Basic/ Major renovation..

- Floor tiles for living, bedroom, kitchen and toilet (ceramic Tiles)

-Half wall tiles on kitchen and full tiles on wall in toilet.

-Replacement of windows / Grills to sliding windows in living, bedroom and kitchen.

-Replacement of 3 doors (main, bedroom and toilet)

-Replacement of gate

-Painting of whole House

-Replacement of sink in kitchen

-Hacking a small potion of wall (100sqft)

-Replacement of Rubbish Chute

-Lighting in living, Bedroom, Kitchen and Toilet.

-Full Plumbing work in Toilet including toilet bowl replacement.

-1 unit air-con installation for whole house(optional)

As I have listed all the above works to be done, I'm not sure how much all of them gonna cost me. As its a very small Unit of 35sqm, I need a rough idea of how much should i need to set aside.. I would appreciate if some advice are given too..

My guess will be around 20k to be safe. Tiling + Carpentry + plumbing + Electrical works + hacking + paint + labour to remove (Old) and install new accessories.

If you wanna save more , Source our direct contractor dont go for ID example job like painting can DIY yourself

Just saying my suggestion .

If you do have more time, go direct contractors is better. That is what I do for my new BTO 3 room flat now. :)
