potatoes 0 Report post Posted January 28, 2013 Side track a bit...What do you do for the super small 1st level toilet? P-type? S-type? L-bend? I was told I need to get my contractor to do up a customized l-bend. And my ID said I can only buy the smallest of smallest W/C. Is that what you guys do?When I first bought my EM, I realised the original layout in the kitchen was a wash area (Not a toilet). We had to get ID to erect the toilet. Mine is S-type configuration due to the piping requirement. We had to change our WC from the normal one to the smallest available size.
summersann 6 Report post Posted January 28, 2013 spikedoll, Mine is similar. My re-wiring is closer to $7k. Aircon is about $4.5k. Do you have the problem where the piping is more than 15m and they charge you extra for that? And another question: what do you do for the 1st level toilet? P-type? S-type? L-bend? I was told I need to get my contractor to do up a customized l-bend. I have no clue about these things!Sorry to hijack! Just wondering, does your quote include plumbing and piping works as well? Our rewiring was also close to 7k, and our aircon is 2.8k (system 2, Mitsubishi Starmex Inverter). I don't know about piping above 15m and additional charges, but I know that when the telcos come to install fibre/opennet (don't know what else, very bad with these technical things ), they charge extra for longer wires (or something like that). If your washroom downstairs was originally with a toilet bowl, then you shouldn't have to customize anything, unless you're changing location of the toilet bowl? Ours was just figuring out if it was S or P type. Forgot which one is more expensive
cleong 1 Report post Posted January 29, 2013 Here's my downstairs toilet:There isn't a wet/dry area due to obvious space constraints. Its good though, because after guests have been through, I can hose it down completely. I used a frosted sliding door instead of bifold or swinging doors too. Take note this toilet has no windows. You can see a narrow air gap above the door at the ceiling in the first picture.
rockyAtRenotalk 0 Report post Posted January 29, 2013 Hi, I'm actually collecting my keys next Tuesday so I will be meeting contractor for Aircon and electrician next Wednesday to do on site assessment and quotation. It seems rewiring for EM is around 5k on average. Aircon depending on how many units and brand I guess. As for the WC piping etc, my ID haven't tell us anything on that yet so I also duno .. Also no clues on the types you mentioned... Mine is 2nd gen EM so L1 toilet comes with toilet bowl.. is small though. Shall share when time to start RenoThis is pic of L1 toilet Spikedoll, From the looks, your toilet is much bigger than mine. The previous owner turned the bowl around so the bowl faces the wall with about 5 cm gap. lol... looked really strange, we wonder how they used it. And yeah, rewiring a maisonette is more expensive than a regular 3/4/5 room. And we are install two heater tanks (personal preferences), so costs add up. More for health reasons than anything else. Definitely these contractors will charge more when they use longer wires, and they will use these as excuses. The thing is, my toilet bowl is in an awkward orientation - it faces the wall! So we want to change that. I should take a picture and post the picture up... in for a good laugh. I've been to a few houses that have the toilet bowl super close to the wall (I always feel so uncomfortable squeezing in!). I'll take a better picture of my level 1 washroom once it's done and post it here just so you have more references if you want

kooky 2 Report post Posted January 29, 2013 We engaged a contractor. In fact, he is our 2nd one and hence, the delay in the whole renovation process. We were told that the earliest they can handover the flat back to us is in Mid-March.
texas5 0 Report post Posted January 29, 2013 No leh, so far minimum 20k to do 3 toilets. We need to hack everything and repipe because the pipes are all oxided liao. The rewiring is the cheapest among 3 quotes leh, the other ones quote 10k+ during the preliminary stages. Shucks... maybe my requirements too high. I feel like a carrot head now...Maybe I can list out a few items for you to benchmark. Like I said, maybe your requirements higher than mine therefore the higher cost. This is from a contractor (not recommending him because my reno havent start yet):Lourve windows x 3 sets = $900PD Doors x 3 = $1,000Material + Labour for WC and basin x 3sets = $2,250Wall tiles for 3 toilets ($3 psf, total 148sqf) = $2,380Floor tiles for 3 toilets + waterproofing ($2.80 psf, total 120sqf) = $2,750Total to contractor for 3 Toilets = $9,280Vanity sets (budget $700 x 3sets) = $2,100Total 3 toilets = $11,380Repiping (stainless steel)for whole house = $2,500Supply Material and labour for rewiring and lightings for whole house = $2,500 (not sure why his rewiring and lighting is so cheap, potentially some hidden cost here)Im thinking your high cost of renovating toilets is probably coming from the toilet capentry?
