Contractor, only IF u have VERY flexible working hours, can keep answering phone calls while at work, taking time off to go site for checks n verifications etc. Else spend a bit more, go with ID. Remember, since u already pay COV n price to buy the house, what's another few grand rite?

I'm collecting my keys next month and still in midst of finalizing what we want to do. Care to share how much cov and Val?

Initially we also want to go for contractor but we are simply lazy and bz to do the coordination. Now we decided to go for ID. After comparing quotes between our shortlisted ID and contractors , we don't see much big difference. In fact one popular contractor in RT his quote is so much higher than ID. We got a shock hahahhaa

Yes it is. On the really sunny days it feels like there's a giant radiator panel on the ceiling and you *have* to throw open all the windows to air the house out (which happens pretty quick). If you're heat intolerant like me, air conditioning is a must.

You are right, it is hard to get at such COV nowadays.

have seen one unit next block before, asking 750k, I offered 700k, they dont want to sell.

after weeks, my unit came to market, I grabbed it,has best green view from balcony, but top floor made me hesitant initially, I worried there will be hot for my bedrooms.\

tomorrow going to see ID, it is recommended by many friend, even my current area a lot of homes used them before, but I dont know what is their quotation going to be? the day I discussed about granite galaxy, they quote about $140/f dont make me feel good, one contractor offered me for $100 only, I dont want to be chopped like carrot anyway.

My BR ceiling is quite high actually due to top level, I was thinking of making false ceiling for all BR, does this will reduce the heat by the way?

will the build-in wardrobe cost more due to the additional height? has anyone come across handling high ceiling issues? kindly share here.

False ceiling just traps the heat in the space between. You could badger the town council to re-lay or thicken the rooftop water proofing but there's not much you can do. If I recall correctly, the difference in height is slight. Not immediately noticeable to me. And carpentry usually goes by per-foot-run.

while waiting to meet some contractors and doing the survey, I have been surfing around for the items I am interested in. most likely I will put them in my future home, just keep track record, in case I forget, hehehe

There certainly are some contractors who can supervise and coordinate all Reno works like an ID. I found that out a bit late half way through my Reno. My ID cannot even design the internals of my wardrobes that I lost confidence in him, so I cancel the items from he contract and found a direct contractor to do that together with electrical works. This contractor do design like ID and has own works for electrical, carpentry, plumbing, hacking and tiling, so can charge cheaper contractor pricing.

My advice is that no harm in getting some quotes from ID n compare lor.

If pricing is around ur budget, then u 'tan tio' lor. Hehe
