Hi everyone! Like many others around here, I've been following the many t-blogs here for a number of years already.

My wife and I first bought a flat in Seng Kang in 2004 and after staying there and fulfilling the 5yrs MOP, we decided to upgrade and was very fortunate to get an EM in Tampines at $450k, $20k below valuation!!

Recently, we placed a down payment for Citylife so as we countdown to the day we eventually have to sell our current EM, I thought it would be good to do a long overdue dedication to the love nest my wife and I designed.

EM at $450K? That's a very good price...

Yes it is! Didn't need much consideration thereafter. And since we were going to do a major overhaul, condition of the flat wasn't a concern at all.

Let's start off with some pictures pre-renovation. My wife and I had very clear ideas about how we wanted our home to look like so we weren't concerned about the condition of the flat because everything will go!! Basically our place will look a lot brighter, have more open spaces and lots of hidden storage areas!

Shall skip all the hacking process and tile selection because I think it's more or less the same for everyone. Different tastes of course, but the same headaches and indecisiveness.

You bgt EM at $450k so what was the selling price for your EM? Citylife condo at Tampines?

Woah ! Ya care to share how much you sold (Val+cov) and which area of tampines? We were also looking at tampines area when looking for EM.

Any reason for selling your em? :)

We were a bit reluctant to sell actually. But we thought the Citylife project at Tampines Central was a good opportunity so we went for it.

I guess we're really going to miss our EM badly when the time comes for us to vacate!

Haven't sold our EM yet actually. But we're doing the valuation tomorrow!

Anyway, recent transacted EM prices in the vicinity are around the 650k mark

I remembered we viewed one unit Blk 1xx near tampines mall. Val 600k+ asking 888k coz of the auspicious unit no 888. Viewed another unit at Blk 894A asking more than 100k cov. We made an offer but rejected.

Good luck and hope you sell at good price since your Reno is still pretty new.

We bought our place in 2009. Renovation took about 6 months including selection of ID. Long process but worth it!

Our open concept kitchen! It has an island and glass doors that slides away to reveal the kitchen in its entirety or closes when we're cooking to prevent fumes from moving into the living room.

Good price for your EM.

How much you got for your new place at Citylife? When is this TOP?

So, meanwhile u still stay in your EM till Citylife TOP?

I got my EM at only $355k in 2008. Lucky bought early cos looking at current price... It's simply super high!

Meanwhile, I'm looking for ideas and info on reno the EM... Cos I planned to reno my EM next year.
