hi Z3phy,

1) Have you decided the type of tiles for your bathroom / kitchen etc... ?

If not, I don't see the maximum price of the tiles you are allowed to purchase.

or are you just getting labor from them?

2) It is not specified what type of quartz, so better to get the details, as there is different types of quartz and each cost different, China one is definitely cheaper.

3) The cabinet seems to be the average price across most places I have seen, but then a lot depends on the type of wood they are using, finishing, workmanship, complexity of design etc.

Actually i do not encourage to knock down the wall for the toilet to create a bigger one.. For me, it will create more trouble unless there are only two person staying.

I see your point. there will only be 2 of us staying. but i was also initially straddling the idea.. dunno wan 1 or 2 toilets. since most of the time only 2 of us, we think 1 toilet should be sufficient. and one less toilet to wash! =X

quotation look reasonable in most parts. labour for laying the 5m brick wall looks very cheap. Painting looks cheap too.

Capentry cost look scary.

Just curious about the theme you are going after , you have cement screed floor + 5m brick wall + $2.5k full height glass showcase all in one living room. is it a modern scandinavian look? any 3d drawings to go by? :)

what i want is really the raw look (cement + brick). is it weird? As for the showcase, it's coz i have too many things to display. like figurines and toys. :dancingqueen:

Have you been to those shops where pple sell their items in cubes? sth like rented cube space. that kind of "shop/warehouse" look with the showcase.

The contractor doesnt provide 3d drawings leh.. so i need to have a good imagination.. (unfortunately i dun)

When you say carpentry is scary... meaning the cost per sq ft? or coz we're doing too many things?

1. the cost of tile is "not more than $2.80". is this reasonable? i havent decided on the tiles yet. and the contractor is supplying and installing.

2. i see. will check with contractor on this. we did ask him and he say if we are getting black top, he would recommend granite instead. coz cheaper. but we are doing it white.

3. this one i really have no idea. will have to take wat the contractor says. coz i cant tell if the wood is good or not. workmanship wise, i've seen his work in one of his projects. was ok to me.

as u can see, i'm quite lost in all the reno stuff. so thanks for all the feedback. =)

ok. In that case, i think it would be better to locate your shower area in your plan B(basin area). As for the two large pipe, the worst case is to concealed it up.. i think i saw one renovation did it and of course extra cost needed. Having the pipe always from water spilt area will reduce cleaning and for me most important as i certainly hate to waste those pipe..

1. You might want to go to another thread / blog I have created where I have collected a lot of information on what are things that we need to know. For example, what material would be best for counter - top , whats the difference between the different materials etc....

Granite, solid top , quartz etc... has different qualities.

I have decided to go with Quartz as my kitchen is used a lot of cooking, baking etc...etc the other materials don't seem to meet my needs, or have characteristics I don't like.

Quartz - There is Iquartz which is cheaper then the rest like Caesarstone and Silestone etc.... but you need to look at the colors, size etc... and see which one fits you better. Also, some say the Iquartz is not as durable or is not tested for a lot of things, but you can go read on their website and the report they have and decide if you are interested in Iquarz. The other quartz brands seem to have very good marketing but also colors, etc... and also their reports are more detailed with tested for bacteria etc...etc...

I think you need to look through all these and make a decision as you are spending a lot of money and you don't want to regret later on the choice of materials, etc...

2. Tiles - Most of the quotations I have seen so far include $3 as the maximum price but I read but cannot validate that the types of tiles you can get with 3 dollars is not as extensive or the choice is limited, so you might want to validate or if you are ok with the tile choice within 3 or if want to get more pricier ones how?. I am getting my own tiles. you might want to check with other forummers on this.

3. Carpentry - I was thinking it would be good to know what type of wood the carpenter would be using like solid plywood , ABS trimmings all around or certain areas, for all cabinets or only selected, how about the internal, or the back is it just a very simple thin plywood etc.... Its good to know this so that the outcome is what you imagined it to be and not what the carpentar imagined it to be.

4. No drawings - Its ok if there is no drawings from the contractor because its not in the total price, BUT you need to draw or get pictures to show how and what you want things to look like. If you don't do that, your imagination and the other parties ( contractor / carpentar, etc....) might be way off and can lead to all kinds of problem including you topping up money to change to what you really wanted. So one of you have to some sort of drawing to communicate and understand excatly what is expected.

with your comments in mind, I am still trying to solve this problem and came up with a few "costly and impractical" solutions.

Here's one of the more practical ones.

2. i can choose not to conceal the pipes if budget doesnt allow.

1. walkway from shower screen to basin is approx only 50cm. is this ok?

2. limited basin size

Hi fellow pasir ris neighbor,

Most of the tiles we can select is min. $3 and some till $3.80 and have u decide on your table? I would prefer the lower one instead of high table coz the able space can be a work space for cooking baking, etc.

1. Actually we did do some research, which was why we gave up on our "DREAM" stainless steel kitchen (industrial look). too costly and too difficult to maintain.

during our research, we found this chart that stated the pros and cons of each table top including quartz, solid top, glass and stainless steel among many others.

As we are not the gentlest people (very chorlor one), we opt for quartz for its hardiness.

And you are so right. Spending so much and then regretting would probably put me in depression.

2. Few of my other quotations also listed $2.80 as tile cost. But i will check with him before signing on the dotted line.

3. Thanks for the info. I saw his workmanship was not bad. material wise, i will clarify again.

4. i just checked. There will be drawings for the carpentry. but no 3d drawings la. my bad.

Sorry to be blunt.. I am not sure how wash basin can be use from both side..:)

As for pipe, i think you probably can put some color or put some decor to enhance it and make it look less " ugly ".. i search a website and link below..

if you going to conceal the pipe, then you probably can design something in between those pipe.. Your basin can be long narrow type.. not neccessary have to be the standard semi-circle type. Since that side is long.. maybe can have two tap.. In that case, do not need to fight over one tap in the future...

we'll need the actual measurements to buy off the rack. save on carpentry costs.

yup. my idea of using the sink from both sides was to get a rectangular sink and place the tap (with two "switches/handle" dunno wat u call it) at the width instead of at the length of the sink. so can use both sides lo.

maybe you keep this small console on the right and paint it white? Looks quite scandinavian to me!

lol.. i think the previous owners would probably take it with them.

we're getting keys only in march.
