How Much Cov Have You Paid?

I always thought i bought an expensive unit, as it a 38yrs old 3rooms flat... upgraded corner unit.. 785sqft val 460k cov 40k

but after i read thru this thread.. i think mine wasnt that bad base on the location

2mins to holland village mrt, 24 hrs cold storage rite opposite, front view bt timah hill and back view MBS.. super bright and windy (till now no chance to on ac nor fan)

so i guess it an ok deal after all.. :rolleyes:

Dear forumers, I'm in midst of my flat hunting and realized many sellers are asking for sky high COV but is it really the case most units are sold with high COV?

Do share your flat type, location (blk no), valuation and COV paid and month/year bought.

COV: $60,000 (owner asked for $100,000 initially, but I bargained hard!)

Valuation: $270,000

Flat location: City Central(3 MRT stops from Raffles City)

Flat type: 4 "I"

Flat age: i think 1985 completion.

Date bought: oh, many years ago. 5 years, I think.

Valuation now: $480,000.

COV now: most owners asking at least $70,000.

Miscellaneous: Spectacular City views from high-level. Unblocked views. No need to buy car. No fear of MRT breakdown(can walk to work).

Worth it? Oh yes, absolutely. Will never move out from here.

(Seller accepted our offer despite another buyer offering $30k COV a day before!)

Yes it is serangoon central and nicely done...but for tat kind of cov...might as well buy a un-renovated unit and do it up yourself...at least it has your character...know what i mean?

Prices of serangoon central has increase tremendously due to Nexx mall etc. ya you are right.. If the rest are not asking that kind of cov. Might as well get other unit

Yes it is serangoon central and nicely done...but for tat kind of cov...might as well buy a un-renovated unit and do it up yourself...at least it has your character...know what i mean?

During our search for EM back in sep/oct, some units in west are asking 100k cov above.

Personally, if 1 can afford >50K COV, they are better off going private.

No such thing as COV la, quota la, and cannot sell within how may years la and bla bla bla.... :drunk:

My Val was 670k. Dunno now how much. Dunno 3rd gen EM. My staircase face center instead of against the wall

During our search for EM back in sep/oct, some units in west are asking 100k cov above.
