My Small 2 Room Flat

This is my problem....im getting myself confused...i know the difference between ID and Contractor..but what is hard is actually finding the right one.

And bcoz my flat is only 2 room, which consists of 1 living room and 1 mbr. I have approached 5 id's so far but was disheartened when only 2 bother to replied. While the 1 quote me too high and went mia after knowing my budget.

What i need is simple...

1) modern kitchen cabinet

2) laminate floorings/tile whichever chaper

3) a partition wall to be construct in living room area for a room for my 9 year old son. A door to be included in the wall...

Any recommendations anyone? Heard frm fellow neighbourts that we will b getting key by mid next year....and im saving for the house reno

So it will be good if there is some input frm any kind souls out there....

I think you should engage a contractor to do your house because since you know what are your requirements. ID don't come cheap anyway they just give ideas but the job mostly done by contractor.

Thanks Mrs Loo, i do think that a contractor will be good. Except for its hard to diffrentiate a contractor and ID. Im seriously new to this things therefore im trying to absorb everythung i read here fast...

If you intend to look for ID's, By far this 2 i've been meeting is the best. Not sure bout the rest though. I can give you their contacts if you want?

IDs is the head of everything. They are just like Main contractor that received jobs and then pass down to various contractors to get the work done.

No jobs is too small for them to reject. Those ID that reject to even do a simple basic quotation, I suggest you just ignore them.

Who knows you might find a better one out there.

Wat's your budget? From how I see, it can be done with a contractor , however if you want some innovative ways to do it, seek ID then. Sorry can't rec any contractor to you as I've so far not working with them before, only once and he MIA after viewing the unit n promised with quotation.

Sadly there are quite a few who rejected in a soft way( not replying) or went mia heheh

Guess have to source for a few more. Luckily time is on my side before key collection next year.

I think my budget would be 10k below. Ive a quotation for $9000 and another one is $9800.

But for the $9000 there are many things not included. Such as haulage service. Cleaning service before handover etc.

Hi casa, nice to meet u. Have been seeing ur comments on other tblogs :)

Package as in the quotations that these id's are giving me?

I would love to have the contact so i could save for future ref.

My reno will be a lot of diy...hopefully by may...everything could start :) long more way to go ;)

Not sure if my rpice was discounted due to total package > 40k but the discount was given with those FOC indicated. The original price was beside it so as a ref to you. (My ID's price is not cheap or expensive i think)

Those things you mentioned will cost around 800

CLEANING WORK

1Clearing of debris & rubbish throughout renovation period (UP $300/-)

2Supply & lay corrugated paper for whole house flooring (UP $180/-)

3Provide chemical washing for whole house flooring (UP $180/-)

4Provide final cleaning for whole house flooring upon job completion (UP $150/-)

Kitchen

Per Feet (around $140) Granite top around $125. if budget can choose solid top around $85 per feet.

Assuming 10 ft should cost $2250

Wall

I built a 12 ft wall for storeroom but yours maybe bigger..around $1200

Make a doorway + smoothen it - around 400

Plaster smooth the wall(optional i think) - $500

Door - nyatoh one $260.

Total maybe around $2000

Floor laminate is cheapest but need take good care.. suggest to go for minumum AC4 and above and not cheapest. However if you want easy mantainace and lasting one, tiles of course better.

For 2 room my guess is around $3000 should cover all except kitchen.

All in all under 10K is doable. and the 2 quote you've come across is roughly there as the cleaning hauling part cost less than 1K. You do not need huge disposal if you're not doing any hacking i think. but labour to bring items to house mine cost around $750but mine's quite a lot...

I'd say comfortable range is around 9k to 10k ok but need to go through item by item to compare. Some ID will give you poorer quality stuff to match your budget whereas another maybe $200more in total but the item worth more than that.

Look around, seek opinion. No job is too small. My brother also do minor reno like 6-7k type to do 1 toilet etc.. company still take one...unless you go for those big company you may meet ID who do not bother.

Yes i guess 10k wud roughly be the best amt....( tho i hope cud go lower hahaha)

Met few more id's ..some even quote till 13k...

Inclusive of painting etc...

So im not sure if painting is necessary.....

Some id promised to get back...ehich eventually they did not...

Or perhaps...i shud source out for contractors now....

im Back......

Been sourcing out for a few id's for the past days/weeks...mostly are those which i saw at the previous singaopore expo home fair...to date... the ID which is near my parents home ... provide us with the lowest quote...

Will it be ok if i were to put up with their quotations here?

anyway those few id's whom ive met were from...

1) amac design

2) linewerks

3) ecela

4) one stop design

If there are any reviews that is available for these companies..do share with me yah....

One another note..im aware that Linewerks do have some bad reviews..so they are still under consideration...

Since ive a long way to go..i will take this step slowly...(have to stop the kiasuism in me haha)

There are a few pointers which ive noted...

With id 1 .... he quote us $9000 flat... cheap...yes... considering im only gonna make the kitchen cabinet, partition walls (inclusive of doors) and flooring (maybe)

BUT.. when ive received a few more other quotation..i do saw the indication such as

1) haulage service

2) supply and lay cardboard

3) provide general cleaning before hand over

4) labour to install hood and hob

5) absorb gst...

but for ID 1...these are all not included..and when i ask... his reply was...

1)no need for cardboard protection before work as flooring is done at final stage

2) no haulage charge because no cement work or hacking works and removal of old cabinets

3) general cleaning is $200 (fair enuff)

4) labour to install hood and hob is FREE only when you purchase the hood and hob frm them

5) No gst..all absorb by them

Since... this id 1 is by far..one of those that im gonna shortlist... does what he says..make sense?

If so... all the other 3 are charging me more??

this is a new flat...hence there will be no hacking involve.. therefore is there a need for all those above?

and do i need a cement base for my kitchen cabinet, washing machine and refrigarator?

And if a cement is mount... i sure need tiles...right? and that will mean extra charges?

i will hopefully... do a small write up on all the quotations that i received and i think is uneccessary...

for today its ID 1...

i sure hope that i can help those newbies that mayne like me...am not sure what to look for and will be learning along the way...where $$ is so important that we can even make one single mistake... Oh god help me ...
