Renovation Ideas For Aspella Unit @sk

Hi all,

We've recently optioned a 4 Room 90sqm flat at Aspella 275A, Sengkang. Probably able to get the key for renovation end of Nov or earlier Dec, hence appreciate brothers and sisters here, especially those who staying at Aspella can share share renovation idea for my unit.

It is currently only two of us will be stay in the unit, but would like to have spare room for guest and also a study/work room cum guest room when necessary. My wife likes to cook, so not sure open kitchen is good idea or not. A dining area plus a high chair breakfast corner if possible.

We are also waiting for our keys to our selected unit @Aspella SK Central! If you are interested in WIW (walk in wardrobe) the area infront of your masterbed room toilet can be used as one. Take a look at this link that we found in a blog http://applecideraspella.wordpress.com/2011/12/

As for the design of the kitchen, etc, it depends very much the whole outlook that you want ie. Country, Baroque, Minimalist etc. I suggest that you look through the websites from the various ID to get the the feel of what you & your wife like. Hope this bit of info helps!

Hi Cestmoi, guess we will be neighbor soon eh. which block your unit located? Thanks very much for the link. In fact as i'm buying resale unit, the current reno already has a WIW at the exact same location as you suggested, but probably might not enough to fit all our clothes LOL.

style wise probably minimalist or contemporary more suitable for us Thanks for the suggestion, will go thru some ID website to take a look.

by the way, how do you plan to make use the planter area for living room/bedroom windows, I find the height and depth is not enough to put a good use...

What you have here is a very nice floorplan.

I cannot see any problem with it, each section of the space does have a clear definition.

For Foyer you do have space for shoe cabinet without having it in your way, might also double it as a feature wall greeting you as you enter the house.

For Dining I must say this space is perfect, when you look at the rectangular ceiling above it, center your dining table by not choosing a round design form, spend some time to pick up a nice pendent light will give it a perfect touch.

At Kitchen, you have a perfect space shape to close up the area, I suggest a top hung tempered sliding glass door is ideal. People who like to cook will always go for stone counter top, it is the most lasting material in the market, might want to start with Granite. A bartop counter might not be wise for your floorplan, it will cause problem in the movement flow of the dining area.

For Living Room there are no confusion in placing the sofa, it can be either side of the wall. Narrow down your choice of sofa and you shall find the perfect orientation. To avoid rework of electrical works, try to stick with the default points. For the style of the TV console and feature wall, you will need to work on the materials selection that connect you with the space.

Lighting choice for the Living Room will need to install lights that uses reflector, not flood light. There is a big different in them. If you go for flood light, there will be no control over the final result of the lumen in the space. The quality of the lumen and colour rendition is the key to a successful interior lighting design.

For Master Bedroom, is even more interesting, there is a sub-section of space just outside the bathroom, I find it to be a personal intimate space where a dresser or personal collection storage can be designated. Yes, you can have it close up if needed. Come to the main wardrobe is a question you need to ask yourself, how much hanger cloths you have and don't forget about those nice long dresses, how much drawer space is require for folded cloths, then the form of the wardrobe will be decided. For your case, a conventional full height wardrobe might not be ideal, it is because of the elongate Bedroom shape and need to divide in to 2 section for bedframe and wardrobe which happens to be sharing the same natural light source from the only window in the room. If you use the full height wardrobe design, some blockage of light might be uncomfortable, assume you will go for a U-shape design.

There is a long wall measure 4000mm try not to cover that wall with heavy deco feature wall or wall hung art works, keep it clean and simple, if you need to give it a bit of character, might want to go for texture wall for timeless result.

As for the rest of the Baywindow problems which is what I call it nowadays by listening to so many owners protest, I must say this is a highly unpopular feature in the house. I did some works on this area to solve the problem, all my owners are very happy person now. You can take a look at my website for example.

ivan i dont think you considered the lifestyles of the gohlex family, what if he would like to spend more time in the living areas as the bedrooms are so tiny and small, just put furniture in and suddenly it all dosent make sense.

As for open kitchen concept, i advise against it as you arent allowed by HDB to install ventilating cooker hoods that discharge fumes out of the apartment.

Hi LEDguy, thanks very much for the drawing, very much appreciated. Indeed this is very practical layout, but since it is only two of us currently, bedroom 2 will have a daybed sofa plus our work/study bench instead of full suite bedroom.

Hi cestmoi, not really started getting quote yet, but did meet one designer from an ID firm to discuss the ideas we had. what about you? have you shortlisted any firm? how you going to reno?

storage benches sound great idea too, what i've in mind probably turn it into work/study table

I'm thinking to replace the wall between living and bedroom 2 with glass panel, not sure if this good idea...something like this.

Hi Cestmoi, I'm not getting SOBF, I bought resales one. If everything smooth I will be getting key mid of next month Congrats on getting your key, can start renovate soon.
