Wah, congrats neighbour... :) TBH i agree the condition of your unit looks awesome, like nobody lived in it before! I guess tht's why the reno need only $75k... After more than a decade, this is a good investment to keep it nice for another decade.

Don't mind, can you PM me how much you bought it for please? I was looking at the recent transactions as well as ads on PG.com and found that there was one selling for $2.1m, whereas you guys talking about prices in the $1m range kinda doesn't gel with this. Am thinking of selling to downgrade, so if anyone interested to buy Villa Verde... :notti:

Mine is closer to the entrance (poor kids don't have to walk so far in the sun from school...unless ur kid got chauffer for every single school day and every minute they want to go out), has bigger and (IMHO) better layout. My roof garden is an actual massive space that you can do anything with, and most importantly the back yard is not facing anyone's unit. That's the dealbreaker for me...if I want to face another person's unit, might as well buy condo or HDB :sport-smiley-018: My unit also move-in condition like yours but no roof leaking (appears to be a common problem that Keppel managed to weasel out of... for my unit, it has been repaired already), and I need to do something about my roof garden (it will be a cheap but grand transformation haha...I'm gonna have fun in the next year doing it up).

Reading your journey has been quite interesting and instructional (especially for a DIY kinda person like me who's always eager to learn new things) - thanks for sharing! :yamseng:

wow neighbor, if your unit is really "good", it will be worth every cent u ask for.

That 2.1m unit has been on the listing for months (3-6) at least. it looks "decent" for a corner terrace, most of the LH corner terrace in SG are commanding this price, I don't know why there isn't a deal for it, I guess it got to do with the parking issues and smack right in the middle of the whole development.

IMO, every unit in this development has its cons, I open my small gate, I'm on the main street, 100m from the bus stop, super convenient, but I get street noises. My main advantage is North/South facing, not back to back type.

Yes, every unit has its pros and cons... Mine the problem is only maybe the limited 1-car parking and that's it. Maybe that $2.1m unit owner rejected all the offers leh... some house owners like that, would rather hold on to their beloved house than settle for anythg less. If I'm not in an urgent need, I would do the same too... I know the worth of my unit and it's worth every single cent I'm asking for indeed... It's essentially a private agreement between a willing buyer and willing seller-- if some silly HDB flat can fetch over $1m, then our houses should also be sold for their true value. Haha, maybe there's a rich PRC there somewhr willing to fork out that money...

Bro, your row of units from the main rd looks very grand...and garden at the back IMHO can be nicer than at the front :)

BTW anybody goin to the hardcourt event tomorrow? :P
