Full Rebuild Costs

I was wondering if anyone had the latest market pricing for rebuilding. I have got my keys to a inter-terrace and was looking to rebuild it as an A&A would not achieve what I would like. Some basic information:

Land: 3200sqft

Current Buildup: 1500sqft

Intended Buildup: 4500sqft (give or take)

Intended Structure: 2.5 storey (zoning regulated)

Target budget: 1m (all inclusive, meaning architect, professional, building costs and possibly some loose furniture)

Do you guys think it is possible?

All depending on what you expect in terms of finishing and materials. ( Your wishlist etc etc)

Safest bet you should budget minimum $250/ft build up excluding furnishing, sanitaries, architect, PE,, landscaping, all government submission fees etc etc.

With you build 4500ft, it should be just enough or maybe a little stretched..but I think possible depending on materials and final finishing.

Alot of experienced home owner will give you further advice....

Does the $250/sq ft include things like a lap pool, basement carpark....etc?? My architect quoted almost close to half a million more for these items, on top of the $250/sq ft.

Fcar> No, does not include what you mentioned. AFAIK, the basement could easily add another 100-150k to the building cost. Another 50k for the swimming pool etc. But 500k more sounds a little excessive.

Assume the width of your land to be about 10 metres, a possible estimate would be about 4,139.56 square feet

Consultants fee = $35,000

Other miscellaneous government fees = $25,000 (or less depending on submission required)

Prelimiaries = $70,000 (Assumed no piling / about 9 months construction period)

Structural Works = $250,000 (No Piling)

Metal Roofing & Roof Steel Structure = $75,000

Architectural Works = $420,000

External Works = $60,000

Provisional sum for tiles, ironmongery, light fitting, sanitary wares, built-in furniture, etc = $150,000

All-in about $1,085,000

These cost are estimate & depend on the actual outcome of the design.
