Reputable Builder - Quality Workmanship

Hi Guys,

Read alot and getting informations from all your great contribution in planning my reconstruction / rebuild of my terrace house soon. I prefer good quality workmanship builder without my having to check on them due to my current workload.

I spoke / shortlisted below builder contractor and wonder if you guys have use / work with them before to perhaps give me your valuable input for my consideration in final award decision??

- Kim Builder

- Bungalow Builder

- Meridien Builder

- Nic & Wes

- SL Goh

- Toh Chye Hock

Or if anyone feel it's a little sensitive, I deeply appreciate if can PM me as I fully appreciate everyone input or experiences as didnt want to go with a wrong builder for the next 1yrs of construction work giving me headaches and heartbreak.

Lastly, if you have used/heard any good reputable builder or architect, please also PM me as I think architect is pretty good in coming out with some great layout as I"m thinking to maximize my living space which is quite a challenge for 2000ft plot.

Thanks replying.

I have basic space planning layout, number of rooms, levels, attic etc about how my house should be re-construct so I"m more particular about builder workmanship, their team, reputation, reliability and the quality of finishing they deliver end of the day.

Dear XC90,

You could find interesting experiences shared by forumers under the thread "Builder vs Architect", where cost & quality was discussed. But I think that most of us, when we started the reconstruction of a house, were laymen but we learnt quick enough during the process.

In your situation, having a shortlist, I would suggest having each candidate to procvide 2 reference projects under construction for a site visit. And it would be better to have one of project at the 3rd or 4th month of construction, with the other close to finishing. There you should be able to judge the different aspects of construction, one where the foundation, walls, sanitary etc are being built, and the other where the finishing of wall-plastering, timber flooring, toilet, marble-flooring etc are.

I would also caution you that if you have a builder fronting the project, an active involvement is needed. Doesn't matter the builder's reputation.

From your list of 6 options, I only have encounter with Nic and Wes. I find that they are forthcoming in their relationship with the client and gives reasonable quotes. Has a good design team. Not too sure about their construction team and project management team though. Just my 2 cents worth.

My humble opinion is that no one would be more interested in your own house than you. If you are about to fully delegate the responsibility to an architect and or builder and let them run on their own, then you might be in for a surprise when the product is delivered at the end of the day. I have seen houses built by architects that are mediocal. Some are excellent. There are also houses built by interior designers that are excellent as well. It is worth putting in the time. A really fulfilling experience for me.
