Our Sweet Little Wajek House

Hi all,

We have been staying in our sweet little Sunset Way EM for 2 years and have recently exercised our option to purchase our 2nd home - a single storey semi-D @ Jalan Wajek @ D21 :)

This 60 years old house with an land area of 4818sqf / built-in 1500sqf - is built in 1952 and it is still in its original condition.

Remaining yrs - 39 yrs with possibility for lease top-up :)

We intend to keep it single storey - A&A.

No idea where to start so hubby doing more research this round.

OTP completion on 1 Nov.

Have just applied online to retrieve the floor plan before we can approach contractor / ID for quotes :)

House Searching

It was my MIL who intends to find a place in the west, and so we tag along in her house searching process :)

We have been wanting to find a freehold private property which costs less than $2m regardless of location for long term investment, and so we search around the North for a while.

There are a couple of houses selling at Jalan Wajek Area but as all are with remaining 39 yrs tenure only, we did not consider the place. Until one day when we decided to drive there and take a look, we fell in love with the house. :) It got us excited that we kept driving back to view that house - only to realize later that we have mistaken it as the selling unit :( (so blur right!?) Ha! Ha!

Well, when we finally managed to see the actual unit, although the condition of the house seems "old", we got excited over how we are able to transform the house. So after viewing the place for a 2nd time, we make an offer to the seller and signed the option to purchase on National Day 2012! Yeah! :)

Hi Jumbopanther,

It's a 99yrs leasehold - 60yrs old house - remaining 39 yrs only. :)

We got the house @ $300+ per sqf - for a house @ Bukit Timah - we feel it is a pretty good deal.

Even the agents / bankers / SLA officer think it is ridiculously cheap too.

Will most probably stay for a couple of years and rent it out later - should be able to get good rental yield :)

Just curious cause you mentioned bankers. I thought banks won't loan money for houses with less than 60yr on lease?

The land is huge! And good location too.

We love the location :)

Yes, the land is huge but a bit irregular - a bit challenging as we do have FS factor to consider :)

We will shorten the house from the back and do A&A on the front & side of house to obtain a more regular structure.

ha! My first Q: BCA website said "7.5m" from main gate cannot be used, but we see houses with less then 7.5m too? Why har?
