HongWeizhong 0 Report post Posted July 10, 2012 (edited) Hi Guys,I am new to this forum..I will be getting my keys to my 4-rm BTO flat in Punggol Sails project next year and I am at a loss when it comes to reno designs..Should I engage an ID or get contractors??Is it recommended to get IDs that are accredited in RADAC and HDB?I seen a few IDs in Expo and almost everyone is quoting me 30k (excluding electrical points quotes) for simple flat renovation....I do not intend to hack any walls.. My tiles and doors are provided for by HDB..Gosh...Any kind advices here???http://imageshack.us/photo/my-images/402/myflat.png/Uploaded with ImageShack.us Edited July 10, 2012 by HongWeizhong
theitsybits 0 Report post Posted July 10, 2012 hmm seems like you're doing pretty basic renovation? if you know what you want already, contractors will be cheaper than IDs..and the expo IDs ain't the cheapest IDs around..do ask around and ask for a few more quotes.. Yeah..I am looking around for good reliable contractors..I understand that IDs jack up the whole renovation by additional 35% to 45% !!!Anyone keen to recommend some good reliable contractors? May_dream1 14 Report post Posted July 11, 2012 Congrats in getting your new BTO. usually for new flats, reno is around 20k unless you are building a lot a lot of cabinets everywhere. there are quite a few famous IDs/contractors here so take time to call them and have discussion to find out which have the most chemistry with you and provide good pricing. It can be a fun reno... so enjoy the process.

mikeyong500 4 Report post Posted July 11, 2012 Masonry & Flooring Works07 Supply & construct cement mortar base for fridge c/w tiling 08 Supply & construct cement mortar base for washing machine c/w tiling- not necessary as fridge/washing machine nowadays come with rollers/wheels unless you do massive washing of your kitchen floor Ceiling & Painting Works09 Supply & install L-box or false ceiling **** area10 Supply & install L-box or false ceiling at Dining area11 Supply & install flat false ceiling at bedroom passageway12 Supply labour & material to paint whole unit (walls and ceiling) with ICI emulsion paint-Does the paint here include other colours? or just white?-How about false ceiling, L-box or cove lighting in your master bedroom?Plumbing Works13 Supply and extend stainless steel piping for kitchen14 Supply and lay outlet piping for washing machine15 Supply and lay outlet piping for kitchen sink16 Supply labour to install two instant water heaters (or one storage heater)17 Supply labour to install two sets of bathroom accessories18 Supply labour to install kitchen sink and tapMisc Works19 Protection of flooring with corrugated cardboard for living and dining areas and all bedrooms20 Chemical wash for whole unit21 General cleaning upon completion of Works22 Transportation of building materials to and from unit*Haulage & Debris fees by owner where applicable -Check with them on this... smells abit fishy...Promotion(A) Design, fabricate & install (L) 20 ft kitchen cabinets in laminate finish c/w ABS trimming-This 20ft probably means top 10ft & bottom 10ft... better to check with them. Looking at your floorplan, assuming you are putting your kitchen cabinet opposite the household shelter will be at least 14ft bottom? So i agree with Brandonlyk, check your dimensions first... because most likely the extra length kitchen cabinet will cost a bomb if you wanna install them. Check the T&Cs. Other things to check will be like internal colour pvc la, soft closing la, etc. (B) Supply and install (L) 10 ft solid Quartz worktop-Check the brand of quartz they offer© 1 no. of chrome dish rack(D) 1 no. of aluminium framed frosted glass door(E) 1 no. of cutlery tray(F) 3 sets of anti-slam system for kitchen drawers(G) Supply labour to install cooker hood & hobLast will be if there is additional works how much will they charge? Wellz hope this helps. ,Mike
princessandhergeek 1 Report post Posted July 13, 2012 Hihi,Welcome to RT and Punggol~! Anyway - like brandon mentioned, it'd be good for you to know if what the package offers is enough for you - otherwise the costs will vary greatly from what the initial quote is.. Since you have the luxury of time (at least 6 months =D), y not take the time to think of what cabinets you need at which location, and what items you want to have (e.g. as mike mentioned - do you really want the kerb for fridge and WM?).. this will help you to understand more the actual costs involved when you are talking to the ID/ contractor (a closer estimate)..but i do think you still need to give a buffer (costs will normally be more than the initial quote) for things such as additional powerpoints/ lighting points, upgrade of items in the quote (depending on whether you want it of cox) and so on.. my two cents worth hahahahave fun in your reno journey! =D
