Revamp Of A Resale Apartment

Recommended Posts

Ur place is so nicely done up n well maintained by previous owner! Can move in anytime :)

Yes the ex owners did a good job i must comment! Infact they spent quite alot too, my current ID told me at least easily $60k for a new condo with full wall coverings, & conceptually the theme looks abit shanghai oriental look. My wife felt that it looks more like some modern traditional TCM clinic. haha...well due to my fengshui requirements, i will have to hack & redo, reposition lastly revamp a new look which me & my wife wanted badly..thats why we decided we let the ID handle our case.

Even the kitchen was well maintained by the previous owner, but too bad the hood/hob positioning must favour our fengshui readings. :dunno:

Understanding kitchen is considered one of the heaviest costs in household reno, we will try to keep the kid's room simple but to use the costs on my kitchen.

According to my ID all fines will be deducted from my agreement, haha..i was impressed when he himself & his workers are not allowed to SMOKE while during reno! Thats something im quite happy about it. Was told that hacking works will take about 4 x full day or maximum 5, thats because i do have lotsa carpentry to clear & management approval time of works is only from 930am -430am strictly.

But end of day 3, i saw 5 of his men started to clear all the debris & all the dismantled items. I was amazed but his hacker speed.

Back! This time round after confirming my ID contract & renovation items, my ID has finally produce his work on my new home. 3D pictures & sketch for me & my wife to visual. Or i can comment is we were really :yamseng: :yamseng: :yamseng: that not too long after paying him my 1st deposit confirmation i do get to see his hard work on my home! Afterall there are of course some minor changes, but overall both of us are quite :D :D :D with his design & plannings. For now i will give him a thumbs up on his 1st stage of perspective for transforming my fengshui restricted place to something which me & my wife really like it alot..

Hi, looking at ur stove position, may i know if you will have back splash? will it be at the side of stove or sink side? or both?

Again, all hacked carpentry were placed near the dining, waiting to be cleared by another set of worker, systematic flow & making use of the lift interval time. The hacker foreman is really technical & fast..

img4053s.jpgThis is one of his foreman during the hacking stage! Dunno what he is touching..lol.

img4095ca.jpgkitchen seems melted!

img4100bx.jpg

Even the common/master bathroom are barred from any usage by his workers! haha ..looks like this ID is not easy to handle by his own sets of sub cons & workers...haha, he is quite strict towards his workers from what i see, well i guess which is a good thing. :sport-smiley-003:

Hi MamaO, i opted for both sides as my kitchen is relatively small in size. ID suggested both sides & insisted using tempered glass! Hope this helps... :yamseng:

Eletrical workers (on site meeting day)

img4108dj.jpg

Cement/water proofing/ building materials waiting to be uploaded

upz..so after 3 days of battling those hardy walls & built in furnitures. The next step will be eletrical & wet works, here are some pics of the arrival of goods that were placed outside the main entrance of the apartment waiting for them to upload...

So after hacking down the whole unit, met up with my ID & his eletrician. After running thru all the points them, eletrician quoted me about $3.7k for almost 60 new light points, 4 SCVs, Data points, powerpoints & installation of all lights will be included as well. Got the quotation at 3700/- but ID suggested a goodwill discount from him and we sealed it at $3500 flat. According to this young malaysian chap (eletrician) was told that my has a full false ceiling for whole unit & thus explained my costs incurred for eletrical. Agreed finally and now im waiting for him to start his scope of work, which takes about 3 days again for 1st phase of concealed wirings.

Meawhile lets sidetrack a little, i forgot to mentioned that i've choosen 3 sets of tiles from tiles shop hafary. Think they are quite a big organisation & some of their premium range are really :dribble: niceeee...but expensive. Our's were quite easy as before we reach there, my ID was already there sorting out some tiles for us to choose and having said that it makes me & my wife jobs easier :D ..haha.

3 sets were

kitchen floor

kitchen wall

balcony tiles.

the tiles we chose were interesting...haha bling bling again! haha..please stay tuned for more PEEKStures... :P

So how messy can cables be? hehe..but good to know most of my areas are now cabled with new sets of wirings & lighting points.

img4104bm.jpg

This is the art work of concealing a double socket! So they do really hack..

img4103b.jpg

Part of concealing the wall powerpoints. When i was there, they were cutting out the seams & trying to conceal all the wires cables into this small longkang..interesting but its quite a tedious process

img4101ao.jpgMy kid's room with all the lighting points

Bumpzz..here again. Updating & sharing some pics from the continuation of after hacked results & starting of eletrical works & also wet works. Called up ID and asked him to place some coins at kitchen before he cement the whole floor..fengshui says its good :sport-smiley-003:

Hi again, back for more updates on my tiling work progress straight after the 1st phase of eletrical works. All this tiles was choosen by ID & importantly color wise i would say it matches well & do compliment the whole house color scheme. These are some pics that i uploaded..pls enjoy :sport-smiley-004:

img4139n.jpg

kitchen wall tiles (silverish tone with textured lines)

img4137l.jpg

Kitchen wall after applying some funny color looking kinda slimy cement before overlaying of the tiles.

img4136l.jpg

Balcony tiles. This is 1 of my favorite tiles out of the ones that we have choosen, i love the odd size and natural rustic looking woody feel. :good:

img4135s.jpg

Balcony homogenous (every piece of it comes in different grains & tone which makes it look like chengai outdoor wooden decking) Btw after a comparison, this tile is much cheaper than decking up the whole balcony using chengai or some outdoor wooden ply products. :P

can see the conceal wiring took some difficulties to be done.... that is the good thing about private properties. can hack "longkang" for wires... hdb cannot do that... either conceal by partition or else will have to see casing... :(

nice balcony tiles.... show the pic when its all done!
