We actually paid a bit more COV because of the relatively good existing condition, but we really wanted a big living/guest area so we decided to expand to the balcony too. The original living room had 3 different types of floorings(entrance tiles, living room tiles and raised timber at the TV console) and the only way to combine them all was to hack and redo the whole area.Just two nights ago we had about 15 people come over to watch Feng Tianwei play for her bronze medal, it was a cozy fit when we brought out our dinning bench and guest chairs out for all to sit comfortably. So i need some ideas on the costs involved? Could you pm me the cost of your Reno? ID firm and contact? Thanks a lot!! Design phase.Choosing an ID wasn't difficult. We have an ID friend that has done up 3 of our friend's houses and we like the consistency in quality so we went with him.We did look around to check the market rates for reno stuff and this forum was particularly helpful in this area, and found our ID quite pricey. So after a bit of bargaining and a lot of consideration, we decided to go with the quality we know we will appreciate in the years to come. After many revisions in the design, we settled with this. Our ID still says that he didn't contribute much in this phase cos we pretty much did all the layout planning ourselves. But looking back now we really couldn't have done without him. Apart from just getting everything in place, our ID sorted out all the necessary lengths, heights, recommendation of colour schemes, materials... Final touches that we "untrained" people will not realise till it's too late. We never got a proper rendered 3D picture but this was fine.The reno stuff in general are:- leaving the rooms almost untouched- hacking away the old wet kitchen and wall - build new dry and wet kitchen, separated by a sliding glass door- remove all existing flooring in the living/dining and corridor- hack into the existing balcony and incorporate it with the living- redo both toilets Share this post Link to post Share on other sites

This was the reason why we bought it.We also paid more COV ... initial COV asking was 80K !Same as you, we also expand our living area to balcony ... actually I really hope to remain the balcony but no enough space so no choice.Wow, 15 ppls .. For us, 2 chairs and one bench works really well. When guest come we put the bench behind the sofa, and a few guest chairs around. Very comfy. Only regret is not getting a 55" TV.. I thought 46" big enough until I put it on the big wall then now it looks so small. Hah. I must admit we didn't think of the bench behind the sofa idea. It was just a natural thing that happened, the first time we had a bunch of guests over to watch a movie the shifted it there themselves! It's 2mm thick and super duper white and glossy! Cannot see the waves like normal laminates and also don't need the ABS trimmings cos it's white all around the sides too.We had to pay a bit more for it but it does add to the look. Although its from China, it is very compact, easy to set-up (if you know Chinese) and you can easily find it on Taobao.com or if you have friends heading to Guangzhou/Shenzhen. Costs about SGD25TP LinkBtw, I'm interested to know where you can get the Eubiq track. I've tried a couple of DIY shops but most don't seem to carry.
