What To Look Out For During Flat Viewing

Care to share yr view?

Here are mine when I view resale flat without agent:

1. Check online for amenity, north south facing, any haunted history before even decide to view

2. Choose to view during the warmest timing to feel the house is warm or nt, else look out for sign of seller turning on aircon or fans. I hv seen one with fans in kitchen n is still warm. Touch the wall to feel it yrself.

3. Wall and ceiling crack, sign of water leakage. Sign of container to collect water leakage, even met one with aircon leaking.

4. Condition of fixture such as aircon, kitchen cabinet, flooring if intend to reuse.

5. See owner reaction to yr viewing, I even met one family looking troubled n don't dare to look up. Later I realized they actually own ah long money.

6. Any owner reason for selling, just to see their reaction.

7. Check the corridor wall to see any patches of new paint, I call it artwork.... To see any sign of ah long paint job. Proceed to check lift level too. Sometimes TC didn't do a gd job n u still can see the unit number. Check our that unit to see if it is near yrs. anyway with ah long appearing in that level, don't buy ba.

8. Check neighbour's door n grille to see sign of repaint work, could be neighbour own ah long or yr unit u visit. Is a trend nw that they splash artwork at neighbour.

9. Ask any LUP, HIP. U don't want to end up not knowing u need to pay extra for lift. If HIP, u can save some renov cost. U can also go to notice board and check out.

10. Ask neighbour around, left right top n bottom. They will tell u abt more.

11. Buses available , market n coffee shops are important too. So walk around to explore.

12 if really like the unit, go for another night visit to check out environment at night, such as safety

So far this is what I do, that's my personal view only.

i do a few more things on top of what you did:

1) Pretend to use toilet and test the water pressure at the sink and toilet flush.

2) See the communication between husband and wife. If both always ard when you do viewing and they discuss stuff, then at least you will have a smooth purchase instead of both having issues which might affect you.

3) Go to every corner and every rooms there is, just in case they are hiding some things out of sight.

4) Buy the floorplan to see any changes made to the flat versus what is the record of floorplan with HDB. THis is important if you intend to hack, and you might want to find out from HDB officer whether its prefab walls which cannot be hacked.

5) not only asked neighbours abt the family that are selling, but rather, talk to the neighbours and see whether you can live with them around you. we live in flats which are so close to one another, its always good to make friends with them.

If you can/have, bring a toddler around(best is 2-3 years old)...

on entering, if the toddler cries, better not...

My buyer brought his nephew(2-3 years old) instead of his own son(5 years old).

Nephew straight away go direct to my room, play with toys(belong to my son) on platform(link to bed).

After that do not want to go home after viewing...Buyer very happy with my house :sport-smiley-004:

i guess you guys look from the perspective of BUYING a flat

i share with you on perspective of RENTING. - i landlord, tenant came to see my hdb place.

I recently have 2 tenants and both want my rooms immediately. Unfortunately i can only rent to one. Anyway here are some strong points

a) my maid clean the flat everyday - whether have tenants or not.

b) i paint every 5 years with bright colors (not red, but soothing colors)

c) old things i throw away every half year. Upgrade individual furniture bits by bits

d) windows open 365 days.

e) toilet must be super clean - try to surpass hotel toilets (not in design but by cleaniness)

f) Most important a flat must have REN QI - not as in crowded or many people that tenants find it no peace, but more on absorbing ren qi in house after people left. Difficult to define this. But when people walk in, they must feel that "this is it, no need to hestiate"

To add on,

1) Ceiling (esp bathroom) should not have any water marks. Repairs should be done 1st if not u have to bear the cost later.

2) Recess area (if any) should be stated clearly that owner had purchased. Big mistake I made coz I assume owner bought the area at foyer.... now it takes months for HDB to approve.

3) Neighbours.... do they put bulky furnitures or objects outside the flat. Previously I sold my 1st flat coz neighbour loves to put bulky furnitures and hang their laundry and carpets outside their flat. Only 1 person can walk through at any one time and have to smell their "underwears" :(

4) Installation of Open Net cabling. ... I didnt find out about this, now I have to spend money on the installation.
