There's currently a floating rate package at FHR8(O.20%)+Spread(1.45%) with lock in of 2 years but both % are not fixed during the lock in period. This floating package comes with$888 cash rebate. Another one is fixed for 2 years of the same rates but from 3rd year onwards, the spread is 1.65%. Do you think it is still better to go for 2 years fixed then refinance it during 3rd year or can go for the floating them also refinance it after 3rd year?
