Any Recommendations Of Id/contractor For Small-Scale Reno

Hi!

I've been lurking around looking at t-blogs for ideas. :thumbs up:

Now it's time to come to a decision on who to engage for my reno. I've met a few IDs and it was a mix of feelings. One was quite eager and very helpful to our needs but when we told him our budget, he became quite reluctant. Another was genuinely interested but his quotes were slightly on the high side for some stuffs. The last one we met, totally no chemistry - hence, we are lost.

People have been advising me to go for contractors instead (because we know what we wanted and the reno job is quite small) but we aren't very sure who to look for. Out budget is about $10k (max) with electrical works & cabling all in.

Our house will be a new 5-room DBSS flat, so most of the fittings are already done.

It'll be great if anyone can point me to the right direction.

Scope of work:

Living room

1. 8ft suspended tv console (don't need feature wall)

2. L-box for dining and living area

BR1

3. 2ft by 3ft side table with drawers

MBR

4. 14 ft (L) x 1 ft (ht) bay window storage (drawers & open storage)

5. Study table over bay window area

6. 14 ft x 2 ft L-box

Bathroom

7. Vanity cabinet

8. Top hung cabinet

Misc

9. Painting of whole house

10. Electrical works

11. Routing of LAN cables (cable, termination plate provided by me)

1. 8ft suspended tv console (don't need feature wall) Range should be around 110-140 per ft run. depend on the design. base on mind range, 120 per ft. 8ft will be 960.

2. L-box for dining and living area. hmmm, should be less then 1000 ba.

BR1

3. 2ft by 3ft side table with drawers hmmm, should be 250 t0 300 per side tabe.

MBR

4. 14 ft (L) x 1 ft (ht) bay window storage (drawers & open storage) hmmm, 1 ft H how to do drawer and open storage the same time?

5. Study table over bay window area hmmm, said tt you need bout 6 ft longfor the table, should be 900 ba.

6. 14 ft x 2 ft L-box

Bathroom

7. Vanity cabinet depend on what kind of top you looking at.

8. Top hung cabinet range should be 110-140 per ft. u do the maths

Misc

9. Painting of whole house 5 room, 1200-1500.

10. Electrical works since yours is DBSS, should only need light fitting and simple labour job. 400-1000. see what you need to do end of the day

11. Routing of LAN cables (cable, termination plate provided by me) labour plus wire only.
