halo ppl,

we finaly bought a em at our 3rd attempt! excited about the house....but not so on the loacation. far far away from where we wanted :unsure: was looking at the east side and actually make offer to 2 units but both didnt worked out....ist unit was played out by seller agent, second unit by seller who decided not to sell last min..so disappointed cos was already neg cov.

just wan to check anyone actually started reno after ist hdb app?

Same here... all quotations above 70K but I think its abt there for overhual. Had bad experience with IDs so now working directly with contractor.

My quotation was ard 60k for overhual.And my main con is very good now just waiting for my reno to be complete.

We considered starting reno after 1st appt so that we can move in before CNY 2013. If you want to start reno before key collection (2nd appt), you need to get the seller to fill in an indemnity form. So the seller has to agree to let you apply for a renovation permit under their names. Which also means they may be liable for any renovation hiccups because HDB will approach the current owner of the unit if anything arises. So not all sellers will be willing to sign that form to let you start renovation early.

Also, I'm under the impression that the house is not yours until after the 2nd appt when you officially get the keys. So should the seller play you out, you're running the risk of having done the renovation for the seller. Read somewhere in the renotalk forums about that.

Guess it may still be safer to just wait till you get the keys. Or you can get the seller to fill in that form so that you can apply for permit early and start renovations right after key collection (so that you don't have to wait another 1-2 weeks for the HDB permit to come). That's what we're planning to do.

Yeah, our quotations are about 80-90k :( Haven't done any renovations before, so this will be our first.

Hi all,

Drop a note here hoping to get some advise from here.

Have been looking ard for EM ard west area (ok jurong west to be exact) but to no avail. Most owners are asking for sky high COV at least 60k and above.

Yday went to view a unit , 70k COV to close deal move in condition but its a level 2 unit so im quite reluntant to commit.

Can any EM owners please advise me the cost of reno to overhaul a whole EM ?

Hi ... I just got a EM gen 1 at JW low level in end aug. Cov was only $18K (blessed). Now still in Reno process. Did major overhaul for $65K+.

Used contractor instead of ID...

So far so good, but find it like taking some time to finish ... Hopefully by mid oct.

They are both corridor units. Corner units are asking crazy prices! I've gotten the 2nd one cos although it's a corridor unit, the windows of the bedroom on the first floor does not face the corridor, so more privacy. Anyway, I'm thinking of DIYing the design ourselves and not engage an ID. Our budget of reno is 30k. Seems really tough ... but we've decided not to do the flooring and rewiring. We could also do without the false ceilings in an attempt to keep costs down. Contemplating whether to just reno 2 of the toilets since there's only two of us staying here and we can't possibly use 3 toilets at the same time.

Hi there... Try getting a contractor and tell him wrk within ur budget. Cheaper than ID. Will look funny renovate part of the house thou. Buy ready furnitures. Cheaper than built-in. Good luck

It is at st 42 Blk 400+ paid 45k cov. It is a corner unit with recess area, 1st owner, so needs a major overhaul!

tks summersann :) yes my ist appointment is in end nov...alomst 2 mths from now. stil waiting reply from the owner if they willing to let us start reno early....they dont live there anyway. its a vacant unit.

guess wont be able to finish reno b4 cny.haiz

seem there's quite a few 'westerners' here :) i m new to jurong! hope i can get use staying there..

lucky u summersann,

we view a couple of units at tampinese too around blk 42x+ area but the lifts is not upgraded yet( its those 30yrs lift with no see throu glass) so when we went viewing that day with jus 5 ppl in the lift already overload :bleah: have to factor in the moving cost etc. cannot even fit in a queen size mattress! :bangwall:

hence didnt buy that unit even thou its on high flr and windy.

Woah u guys really so lucky to secure at low COV! I viewed the units all asking so high COV... Any tips Bo? Lol
