Potatoes, my em comes with a squarish yard (balcony) that links to the kitchen and living room. Level 1 has a bedroom too, which has been hecked for dining area. Is this gen 2? Cov for this unit is 20k. Decided to go with it cos I like the place plus low cov.

Looking for good contractors? Click here for your request

Finally exercised my option! :-) It's gonna be a long wait for appts. Potatoes, the unit I bought is low floor near Tampines Central. I think it's a good deal, my immediate neighbour just did a valuation and it has gone up by 10k. Next Step: Reno. I have an idea of what I want, thus I do not need an id. Does anyone have good contacts for Reno? Good workmanship, prompt delivery and reasonable costings. Appreciate if you could share the contacts. Cheers!

Did U bought unit at 9xx series low floor? mind tell us how much u bought? cov paid?

Congrates!

First check with HDB whether your block is fixed with high pressure omps. If yes, then u can have two conpressor

Second, a second aircon unit required a 9k BTU to service a room of 4000x 4000

Hope my research helps. ;)

Hello Everyone,

I am a new EM owner myself, this place is a valuable resource for reno ideas and advice for all embarking on their reno journey.

My reno is expecting to start on 30 April, hope everything will be smooth.

Cleong, I just found out that the unit at our blk that is asking for 700k belongs to one of my neighbours. I saw the agent bringing buyers to view the unit. The unit was nicely done up about 3 yrs ago. The couple told me that they spent more than 120k in renovation cost in total........

Potatoes: Any pics to show of this unit?

Pictures only, no link to the listing... Hoping to maintain some degree of privacy of our block number ;)

Thanks for the pics bro. You would make a tidy pile if you sell your unit now ya? I prefer your reno. :D

But prices still seem to be going strong. An EA in my neighborhood on a relatively high floor just sold for $900k recently. Think is a record for my neighborhood but then the floor area is fairly big at 157 sqm.

I know what you mean, and thanks ;) but it has after all been lived in for a number of years, which does add to the clutter and dilutes the original design intent of the 100k reno! Plus, design trends have moved on... I just hope that I have made my design timeless enough, but clutter is starting to creep into the house despite my best efforts at throwing stuff out. I mean, you do have to keep receipts and warranty cards don't you???

In any case, we don't plan to realize the paper profits, as we still have another 3 years of Minimum Occupancy Period to see through, and we don't see ourselves upgrading to a smaller and more expensive condominium unit (the next logical upgrade, although I deem it a downgrade in terms of interior quality of living). A landed property is out of our reach too, so it looks like this is a keeper for us. Better to save up for our retirement nest egg.

Wow, u sound exactly like my hubby!! He also said that moving closer to town to stay in a condo with a smaller area would be a downgrade to him, while moving further from town to stay in a bigger area would be a downgrade to me... so it also looks like we will be staying in our unit for a while. My fengshui master predicted that we would move out in a few years tho, so let's see.

I think no matter how timeless the reno is, after a few years of wear and tear the entire place has to be done up again. Read a comment that kitchens only last about 8 years. Dunno how true that is.

Did you guys read about the 200 over dead pigeons found in a Potong Pasir HDB maisonette during reno? Super gross right? :bleah:

If I stay on the top floor, I'll be super paranoid if my place also got dead things above me man. Super super gross... yucks.
