Woo.. Icic.. But sometimes I wonder if really so 'lucky' bought an ah long hse, anyway to 'resolve' anot..

Haa juz to kpo.. E hougang unit's asking price izit oso cheaper than usual? Lol

Normally, after viewing I will do my homework if got intention to get it that why I onli manage to do 8.

I will checkout it staircase landing. For that unit, installing CCTV n with fresh coat of paint at all staircase landing. I check out wit it's immediate neighbour too.

For tampines, I manage to get a good deal. ;)

Most units asking for 50k cov ah? Hmm.. Will take note.. Haa.. Sourcing for units in May le.. Haa

The Hougang ones was almost the same as tampines.. At least a COV of 50K. That ah long unit asking for 30K that why I suspected

I've been Em Hunting for the past two months... getting a bit tired.

My observations COV can range from 30K to 100K average about 50K throughout.

Really depends on Level (High or Low) and proximity to MRT Plus Reno.

But i cannot understand sellers whose units are falling apart asking for 80K. Have come across many such units.

Then there are agents who are clearly Sellers agents but get their colleagues to represent you as Buyers agent so u have to pay commission ( since now Sellers agent cannot represent both)

Have come across some who don't collect from Buyer. So make sure when you call you make it clear that your a direct buyer or die die must buy and agent difficult to deal with give 0.5 % comm.This

Anyway now a days all listings on property guru so buying direct is not difficult and the source of units are the same.

There seems to be a bit of a stalemate between Sellers & Buyers currently.

I just missed one because I could not decide, now regret cós Now back to square one.

The Moral of the story id 'If you like it and can afford it then buy otherwise you'll be in the same boat as me.

Wishexpress, I understand your feeling.. Like it n it meet your requirement then jus buy! ;)

Jus beware of some unscrupulous agent!! My buyer agent brought his colleague n claim to be my seller agent!!#%^**

we did the newspaper ad n all HDB document n she got the cheek and wanna collect commission!!

I told her off. At least have the courtesy to ask for permission.. Haix.. Meet all sort of ppl recently, from worse to worst!!!!! Aiyoyo

Ya.. I've seen e listings on e site oso n as few gd pricing ones r already snapped out lo.. That's y I told my hub that we haf to bring cheque book then if like a unit, on e spot bargain n pay e deposit..

N ya.. I've seen one on e site I tink is #1 one at Ave 8 I tink.. Cov asking for 100+k lo.. Condition wise not so sure la but shd be those very old reno oso.. they r juz trying their luck to find those expatriates or PR who can afford n earn e money.. Worse still maybe they r not really Planning to move hse so can take own sweet time wait n earn..

Yeah Man ... Never mind them as long as same company i take it that they are a team so = Sellers Agent ...

Unless they specifically tell me that they are representing me. Some really take the fun out of house hunting.

Bring Chq Book is a good bargaining chip esp in front of Owner, but most agents market before Value out.

But having said that don't rush into making a rash decision , try the Chq thingy on the second viewing.

IMHO i feel that if unit is nicely done up and well kept then High COV is justifiable.

Otherwise all the freeloaders can keep their houses as the Valuation has already factored everything else in the valuation already.

BTW Value has risen by about 15K . Hougang's EM Value from $600 to $640 Currently and i have also notice 6 and 10 floor share the same valuations.

So best buy above 6th Floor IMO.

Best of Luck and Happy EM Hunting... I know I'll need the patience and endurance to make it to the 50 unit viewing mark ...

Hahaha...... 50 units is not a magic number. In fact I think I am quite unlucky to have to view so many units before finding the right one at a reasonable pricing. You have to be diligent in chasing both the fresh postings that appear every Saturday morning in the newspapers as those tend to be more genuine than those posted on the internet which could be outdated or just a placeholder ad. But also keep an eye out for those that are still for sale but have remained on the market for too long because of unrealistic expectations. When the sellers' patience wears out, that's also a good time to wave a chequebook and negotiate on a realistic COV.

By the way does anyone know the rough price for roller shutters for a gen 2 maisonette? The one with a square balcony?

Hahaha...... 50 units is not a magic number. In fact I think I am quite unlucky to have to view so many units before finding the right one at a reasonable pricing. You have to be diligent in chasing both the fresh postings that appear every Saturday morning in the newspapers as those tend to be more genuine than those posted on the internet which could be outdated or just a placeholder ad. But also keep an eye out for those that are still for sale but have remained on the market for too long because of unrealistic expectations. Hi adidaem ... How much did you pay for Ur COV?

Above avg price... That's all I'll say. My place is in Queenstown n considered a high floor, so that would account for the COV, tho I practically had to overhaul the whole place. It is also the only above 8th floor unit to come into the market for a while... If you are familiar with the area, most units in my block have rooms that face the mscp which is a major no-no for me.
