Hi All! I have recently secured an EM at Tampines.

Am wondering whether is it cheaper to get a whole renovation package from one contractor for an overhaul of the whole unit OR different work from different supplier/contractor?

Cheaper to get different suppliers/contractors the cost the savings against your time, effort and stress of managing the works. Unless you're a veteran in project management, and you know the subject well, otherwise you would be better off leaving it to the experts.

90% will regret getting many contractors doing many different things.

Not much cheaper either. I've tried to manage a few but ended up the price is about the same. So eventually gave my ID to do most of the work.

Best to get a reliable ID or main con to run the reno project for you, save all hassle. You have only one guy to deal with, any compliant just go straight to him.

Actually, being the coordinator for your reno doesn't save u much also, the quotes u get for work/material isn't cheap either, usually there is 2 prices, contractor pricing and house owner pricing. Once your supplier or tiler or electrician etc knows u r running your own project, they will normally quote u higher.

Very easy for them to tell that u r a house owner, cos there is no referral and u r new faces.

Thanks guys for the advice! Is it better to engage an ID or just a normal contractor? Anyone has contacts for good, reliable and cheap contractor? We have a budget to meet and so now sourcing for a good one.

I feel that if you don't need much "design" component then you don't need an ID. But if you are thinking of fancy stuff like feature walls, etc, then perhaps ID has a better idea.

I trawled online property ads particularly for EMs that were nicely done up, saved the photos, and showed them to prospective contractors saying I wanted a design like that, or certain elements of the design.

Of course everyone has a budget - I don't think anyone would tell a contractor, here, have a go, I have a blank cheque.

ID got many ideas and reno 3D drawings to show, which can give u an overview of what your house will look like before u commit. Contractor normally don't have such service but if u insist, they can outsource at a rate of $60/3d pic at your expense.

The cheapest doesn't mean the best.

Get someone that's reliable, committed, responsible, have customer interest at heart and reasonable price to run your reno project.

I have a specific design to be done on my staircase railings. I have emailed a few staircase specialist on whether they are able to execute the design. Any chance, anybody knows of a company/contractor who is able to customize staircase railings?

Can anyone tell me how much does it cost to install roofing/canvas & windows in the balcony?

My EM is the typical home that comes with a rectangular balcony.

Also looking at EM corner unit (the one with triangle void area on the right of the stairs going up) but wondering if anyone have floor plan of such EM to share, or reno pics etc..or even a house show :)

wonder if any EM owner using citygas heater?

we already bought one but have not installed

our plumber advises us not to install cos the water flow will be small, so we wonder if this is true?

Hi

Am new to this thread and glad that it's still active cos i can share my beautiful work of my EM :D Here's some pics to show you guys what my ID has done for me. My EM went through a major restructuring and im very satisfied with the space planning.

hi ballerina im new here. just completed 2nd appt for EM @ Bedok Reservoir and mine needs major reno as well. your house is beautiful~ how much did you spend all together? the stairs are very nice.. =)
