blues_bleu, I need that to prevent rains from the balcony. And my master bedroom window is facing the balcony, to avoid sunlight during weekend while we sleep late too. We are now gathering as many informations as possible. Hopefully, by the time when we move to Hougang, we have in mind what to do and not loss like now.

i can attached some picture of my roller-shutter for you to see.

this shutter has got a unique feature.

i can close fully and partially.

if you wanna have air goin thru the shutter, then partially close.

to shut out rain, then close fully.

or you can check out this paul's aluminium website.

they are not too bad.

I see many of you move in after the 1st appt but before the 2nd appt, how come both my agents never mentioned this can be done when we requested to move in earlier? If this can be done, they should do their part by asking both our buyer and seller to see if they agree or not right? Or this has all to be done only during our 1st appt? But I thought they have to let 3 parties aware before 1st appt?

This is illegal actually. But many ppl still doing it anyway, provided the seller is agreeable.

just sharing my experience...my reno actually started about a week after my 1st appt. I was afraid that there wont be enough time for reno completion as the buyers of my flat gave us only 6 weeks after 2nd appt for reno. Luckily for us, the EM we bought was tenanted so the seller agreed to get the tenants to vacate the flat earlier (she forgo about a month's rent). We got a written agreement for the seller (drafted by seller's agent) and after 1st appt, seller filled in an indemnity form (I think that's what it's called) and we gave it to our reno ID to apply for reno permit etc.

Heard from our EM owner that they agreed to move out before Ghost month, which means, before our 2nd appt. Can advise what documents or contract should we prepare for this? By agent or by us?

Saw 1 unit at Blk 362 3rd floor, area 151 sqm.

Seller asking for 515K (450 val, 65K COV)

Still deciding if it's worth to buy it.

Any advise is appreciated.

if u have 65k, u might as well looks else where nearer to town and high floor.

in my opinion, I think woodlands + 3rd floor should not be commanding 65k cov unless the reno is outstanding and to your liking. maybe you really like it, can try offer around 480k and see if the seller is agreeable.

I think sg is not really short of flats....so dun be too quick to decide. Buying a flat is a very big ticket... make sure you shopping around, else it is easy to pay the downpayment and start to regret immediately on your way home.

Hi everyone,

My wife and I are looking for an EM around Lorong Ah Soo area so that my girl can walk to school (planning to send her to PLMGS).

We have seen a few at block 145 but have yet to seen one that is of a good location and not asking for sky-high COV (>$70K and the condition was really trashy). Only prepared to fork out around $50K COV max.

We have also decided that if we get the EM, we'll need to hack everything, re-tile and hack down some walls around the kitchen to make it more spacious. Wondering if reno + furniture can keep <$100K

One question that I would like to ask if that have anyone ever though about how much you can sell your EM for in 5-10yrs time? Currently, most EMs are already going for around >$480K ~ $550K in Lorong Ah Soo. Some places even higher (ie Bishan, AMK). If you factor in the reno, most would have spent around $600K or more.

In 5-10yrs time, can an EM even be sold at around $600K??

Some other questions more related to reno:

1. How much to re-wire the whole place?

2. How much to build a roof over the 1st floor balcony area? Is it even legal?

I bought my EM with an eye towards futureproofing for our future family expansion, be it kids, or parents coming to live with us. Value appreciation would be ideal, but was not a deciding factor. With newer HDB flats, you simply get barely enough for your essentials, while

in an EM, with your basic items, you actually get a feeling of spaciousness.

I'm getting renovation quotes of around 50k, estimating 20-30k worth of furnishings.

When all is said and done my EM would owe me very near 600k. If I sell my EM it would be because I'm migrating.

1. Cost of rewiring depends on your number of lighting and power points. One quote est. 2 power points per room was $2500.

2. If you're referring to roofing over your balcony with a frame and roof tiles, yes, but you need to get approval.
