Yes, White Powder Coated aluminium. Just wanted to let you know how much I paid, for your reference. I won't recommend the window contractor who did my house.

Very nicely renovated EM you sold. Simply love the staircase.

May I know what kind of flooring did you use for your living room and dining area? And also the steps for your stairs? They just bland in so nicely to give a warm and relax atmosphere. Thanks.

Thanks for the appreciation, but anyway it's alreli not mine....:(...sold lieow....hahhaaa..

For your info, I used Laminated-wood by Supreme for the whole house(including living,dinning,4rooms =S$4.9k) and the stairs are solid 1 inch wood-planks(S$2.5k for total 16 steps)...cheers!

Managed to fix an appointment with my seller last wed to bring ID down to view the unit prior out 1st appt cos really couldn't wait! Ha...

At least can start working on the renovation ideas together liao!

Heard from my seller that one of the 8 units in our block (a ground floor unit) had been sold recently too - fetching a good price!

Heard valuation went up - lucky me!

Welcome.

We are in similar situation, bought an EM that is over our budget and left with not much $$ for reno + fitting + furniture. After comparing 3 IDs' quotation, finally engaged an ID that enable to meet our budget on item we wanna do but realized many items quoted is 30% to 60% more expensive (eg. my thread above on my window quotation) and many hidden cost start to pop out here and there. As we have already paid 20% deposit, we have no choice but allow them to do the minimal while many items we decided to outsource to various suppliers.

Good luck with ID/ contractor hunting. :)

Welcome & congrats!

Wow! $56K above COV - that's really high!

We have paid $27K and thought it's already quite high in this current resale market.

Both hubby and myself did not really source for ID/Contractor.

After viewing one of their EM design on their website via the EM link and another project he has done for one of the forumers, we decided to meet up with the ID.

It's all about "clickability" which one forumer stated regardless of who you are using. We met our ID and feel comfortable with him and so we have decided to work with him! No concrete plans yet, just view our unit with him last week.

Can wait to meet him for our 1st introd! :)

Hi, i'm considering buying an EM soon in probably the Hougang area.

Does anyone know what is the floor load bearing capacity of the balcony area?????????

Hi guys.. i wanna ask if anyone bought those metal swing and place it in ur EMs?

its those old kinds where there are 2 seats opposite each other and it sway from side to side.... usually seen in landed houses..

If you guys have any or know how to get it.. can pm me thanks in advance

yo people, anyone here has bird visiting your home? I have birds building nest at my balcony awning/roof, it dam nosiy.

How to scare the birds off?

Yes, they'll perch on the ledge of my balcony when there's nobody at home as I found traces of bird **** on my pebble-stone flooring at the balcony a few times. I didn't fixed awning so it's an open area that will get wet when it rains. When there's very little movement inside the house, I saw birds perching on the ledge of my balcony. I thought of hanging a Japanese fish-shaped wind socket on top of the ledge but haven't figured out how to hang it there. Anyone has an effective method to scare the birds off?
