yes i'm looking for an EM in around Hougang, serangoon, lor ah soo..... i know the price is not too cheap.....

but i have got some agent telling me that there are unit for sale.....but those are extreme low level........ and they are still asking for COV 20K<.....

now that i have sold off my flat...... wondering when i can get a unit ........

think i'm gonna be homeless soon!!!!! LOL.....

Hehe, looks like we have lots of prices at different areas for blues_bleu. Hougang/Tampines from hello88, Jurong/BB from me, Pasir Ris from familyof4. Can check out trashley's tblog for yishun EM.

yishun flats, no matter the size, are generally cheaper because they are quite old >15.

i got my 24 years old EM for 384K, 10mins walking distance to northpoint, mrt.

no la, depending on the area u looking at as some Hougang EM are selling below valuation or asking less than 10k now. Not on low floor. Those that are still commanding high COV would be the 230series which is near to Kovan MRT. In fact, I'm surprised that one unit opposite Hg Mall sold for way below valuation and its on high floor. Definitely something fishy about it, just like a 5-room that's also sold way below valuation and we're aware of the fishy sales.

plus, also must look at the reno. I sold my EM slightly above 20k and buyer just moved in with a new coat of paint. Reno was just slightly over 3yrs with some of the built-ins were less than 1 yr. Heart pain but just had to move on.

yah today we just talked about you at work. he said that you issued him a warning last week, that if he doesn't make up his mind, you will buy watever you like...haha he also said that you finally got the sofa you liked.

i was telling him that maybe i just copy the same same reno as you all did...cos you put in so much effort!

Hee, will ur buyers allow you to stay for a couple of mths more while you get ur new place? Good luck in your search!
