Been really busy recently with the travelling and reservist... my wife and I decided to stay put with my mums for the time being so we stopped our search and observe the market now.

We decided that it prob not the right time to be committed to loans as now the economy is quite volatile. Also we lost quite abit in our investments.. haha :(

Congrats to all who had gotten their dream homes.

Mine will have to wait but I will pop in once awhile. :)

Ooo icic. Take ur time to observe and hope that you will get the best deal. :)

Sale price is fixed , and now hoping for 0 COV.

How they arrived at the selling price? Base on passed transactions from HDB?

I will prefer a evaluation, that's just me.

Yes u might just be on track for $0 COV... best to ask "just sold" unit abt 3-2 months ago, abt their price then u can get a good guage on ur valuation... If that helps

Congrates on finding an EM that you like! However, isn't that a little risky? What if the valuation comes out way below the price you've agreed on? Or if it comes out way above? Would the seller be willing to sell below valuation? :) I agree with chrono, it's good to wait for the valuation report. But then again, that's just us. hehe.. hope that ur unit will turn out to be 0 cov!

BTW, the agree price is a few percents lower the evaluation few doors away on the same level .....

My 5I was val on Jan 08 and April 08, it went up but by only 5%. If it is how HDB prices go and prices keep going up, then you would have gotten your EM cheap by a couple of tens thousands.

I think rest asure la... if u have priced your offer and settled at the price just slightly lower than the nx door sales price which is within the last 2 months... usually the valuation would be too far....

Keep your finger crossedd you might just be surprised at the valuation.

Btw whats ur block number?

Well as the property market slumper.... the valuation value between 2 valuations in recent months will narrow in its gap due to the saturation in market pricing... This is sharply in contrast as compare to when the markets first soars from Jun 07- Jun 08, as hdb usually reacts abt 1-2 qtr slower, this tickle-down effects are alway slower following the pivate property markets ...
