Hi all, thanks for the welcome! The place is facing NYJC, Serangoon Ave 2. I think there are much more EM available at the Serangoon North right? Took me a while to find the right unit there, which is very near my fiancee's place. Got it at a good price too; OTP signed about 2 months ago, prices for rocketed since then, even for low units! Scary.

Congrats for getting your EM !

How old is your EM at serangoon ?

Erm, 20+ years old, maybe 23? Can't remember...it wasn't a factor in my buying decision...

Haha.. Not only going sky high.. There are fewer and fewer EMs on the market now liao.. :(

i hope i can sell my EM in abt 4yrs time for abt 500k!

Recently I got to know that a unit next to my block is valued at around $500k, and asking for 60k COV...so selling at $500k is not a problem at all, if your location is good. Serangoon area tends to be hotter I think though

The valuation of my current 4 room flat in Hougang went up by $20K in 3 mths (from Mar 08 to Jun 08). So looks like the trend is still "valuation going up" but "cash value going down". My buyer's agent was smart in the sense that he asked to lock in selling price & allow them to do a 2nd valuation since the 1st valuation report is expiring in a week's time (at the time when they offered to buy).

My EM reno should wrap up in 2 weeks time. My target move in date is 12 Sep. So far I'm quite happy with my contractor who has good attitude, hardworking, punctual & most importantly can correspond with me via email, sms & mms, cos I travel oversea for work quite a bit so can't always meet face to face or talk on the phone. He is handling a few reno jobs at the same time, so many people renovating their house this year (could it be due to the many enblocs?), and he got his reno jobs mostly through word-of-mouth recommendations (he was recommended to me by my friend who's also renovating his house now). However, I reserve my full comment until the entire reno job is completed & job variation price is settled.

Carpentry works not fully installed yet at this stage. Have taken the before reno & work-in-progress pictures.

Will take some pictures of my renovated EM once the chemical wash is done & post them altogether here soon.

Ya..valuation increase..my top floor unit..valuation 450k, last few weeks..called an agent about a unit at my future blk to test mkt..she say $480k val,cash 40k :jawdrop: ..its 6th floor corridor..

well EM lesser & lesser but IMHO..EM onli attracts a much2 smaller mkt as compared to 4rm..so harder to sell.

how are the renos so far? as i mentioned, tho' our transaction is completed, owners want to extend stay so we can't move in. Is there a need to inspect the place now? sigh.. The quote I got from my contractor alone is 72k so I really want to cut back.. It's too much for me. Was hoping to stay within 50k if poss.. Plus not inclusive of fittings and fixtures.. so u can imagine how much I may end up paying!

unlike you, we have to do an overhaul - except for parquet flooring on 2nd floor. But as you said, this is my dream place - i am so pleased to have found a unit here. it's quiet and the place is being upgraded so we will have lift landing too. double blessing.

Hehe.. tink there are afew places that have very high valuation. Bt Batok near Westmall, val ard 550k. :jawdrop: Scary....
