Reno Costing Which I Find Abit Ex

Hi all, quite new to RT. Been looking around for contractors to renovate my 2 room condo. Got a quote from a contractor that my friend recommended. Bu ti feel the quotation is abit EX. Can give some comments?

Basically Im just doing some simple reno work cos its just a 2 yr old condo:

1:Changing the Kitchen layout, total size area around 3X3m

2:Overlaying 2 toilet wall & floor tiles, size for each toilet around 2.5X2.5m

Demolish Kitchen entrance & make good $750

Dismantle & expose existing kitchen cabinet $300

Construct 50mm height base for new kitchen sink & hob area $100

Hack & lay homogeneous tiles at kitchen flooring(3x3m) $1500

Plaster kitchen walls $800

To re-run water pipe for sink(relocation) + install sink + install stove $450

To shift DB + reinstate power point at kitchen area + relocate power point/tv point for living area $750

Install glass backsplash 3m $600

Install kitchen cabinet 4m, top + bottom, + pull out system $3000

Install granite top at kitchen cabinet $680

Install full granite bar counter including the leg $1200

Sub Total $10130

Overlay toilet walls & flooring $2800 x 2 = $5600

Install granite vanity top for basin in toilet $580 x 2 = $1160

Install shower screen at toilet $680 X 2 = $1360

Dismantle existing living room feature wall & make good $450

Lay pebbles on to former balcony railing $300

Remove existing false ceiling **** area & installing L box with electrical points $700

Install 7 FT suspended TV console with conceal wiring on wall $1000

I felt that the painting cost is quite high so took out & decide to paint myself cos really very little area to paint.

The toilet shower screen I also took out cos my toilet quite small so tot the shower screen will take up a lot of space

So in total $27900 - $1300 - $ 1360 = $25240

I manage to bargain to $23800, but I just felt that the cost for doing up the kitchen is really ex, $10000 for a 3X3m kitchen size! Im just relocating the sink & changing the layout of the kitchen, is this the normal costs for doing up a kitchen?

Hi, your quote too expensive...... pls check whether the price come with tiles/ supplies?.... seem only installation?

better split the tiles cost and labour cost, because you may want to know how many tiles use, and different tiles design & quality have diff price.

you may ask the ID to calculate how many tiles needed then you may place order yourelf from Hafary or soon bee huat. it comes with freee delivery and even if over-order, it can be returned and refunded.

your quotes are not details enough, eg toilet, any plumbing works? re-piping? vanity with solid surface top? mirror size? wiring? shower screen dimension, thickness? you miss out so many details information. in order to avoid hidden cost,better ask for detail, what if once you signed the agreement, then they said the works exclude plumbing works? installation toilet accessories?

I learnt from mistake, pls try to get more quote and compare..... at least 5 quotes!!!!

All the costs include tiles, not very sure abt plumbing works though...I will ask him again tks for the advise!

All toilet accessories not included, have to buy toilet bowl, basin, taps myself, no mirror change needed.

Ps: he is not a ID, a contractor only, I got a previous quote from a ID, quote me $42k for something similar without toilet!!! Crazy!!

Anyone done this kind of Reno before with cheaper pricing? Can pm me? Tks
