38-Year-Old 3I Corner

Greetings all :)

We just confirmed a 38-year-old 3I unit two days ago. The previous owner kept the house in a very good condition. However, the design concept is different from ours. Therefore, we got to start preparing all the necessary information for the renovation. Hope this learning journey would be fun. Well, a picture tells a thousand words, here I come:

We are basically clueless about the flow of the renovation. Now we got to do lots of homework for the home applications. Meanwhile, we have to fix up the design concept quickly.

Yesterday I requested for reno quotation, there is a lot of ID/contractors contacted me. It could be good if anyone here can recommend us any contractor as well. We are open to all, just that we have budget constraint.

The general works includes the following:

Phase 1: Demolition working

1. hacking of the wall between living room and kitchen

2. hacking of the wall between bath and toilet

3. hacking of the floor for living room and 2 bedrooms

4. hacking of the bath and toilet floor

4. hacking of the kitchen basin

5. hacking of the wardrobe for 2 bedrooms

Phase 2: Electrical work

1. Existing Cable rewiring

2. Installing additional double socket <10 units

3. Installing additional 2 air-con point

4. Replacing of ELCB box

5. Installing additional lighting points <10 units

Phase 3: Installation work

1. Laying of 600mm x 600mm homogeneous tiles for living room

2. Laying of HDF laminated flooring for 2 bedrooms

3. Replacing doors for 2 bedrooms

4. Extending cabinet and basin for kitchen

5. Installing glass door for kitchen

6. Installing new heater and new toilet bowl

7. Make good to bath room wall

Phase 4: Misc

1. Painting

2. Chemical washing

Yeah, the location is convenient. We have been searching for long. The units are selling fast there. We were considering one of the units weeks back, when we approach our agent within 3 or 4 days, the deal has been closed by others. This unit published at propertyguru on Friday, we arranged the viewing on Sat and confirmed on Sunday. The valuation of this hse is 455k with 20k COV.

Hi mango, I also just got my 3I room at marine parade, the layout is very very similar, except the corridor between 2 rooms.

Lucky you, your COV not too bad considering the location.

Have decided on your contractor yet ?

Hi Ladies & Gentleman, I am back.

We just fixed our second appointment on early July. We are going for renovation in a month's time. I have contacted ID to provide me quotation. My requirement is rather simple:

-Toilet and utility room remain,

-Two bedroom floor only need to polish and one of the bedroom leave empty

Therefore, only focus on kitchen, living room and one bedroom renovation. However the price is extremely high. Here are the details:

1. Hacking

1.1 Hacking of the existing wall between living room and kitchen

1.4 Hacking of the wall between kitchen and smaller bedroom

-Kitchen: my hubby was suggesting to look for IKEA Faktum, esp now 10% kitchen set promotion. However, all the IDs against the idea. I have saw forum lots of user are happy about IKEA kitchen on the other hand. I am seeking everyone's vote about IKEA Vs ID for kitchen.

-Living room: I love designer's build in full height cabinet, but the price is almost 8000.00! We have no choice but to consider Ikea again.

-Bedroom: Bed head board +2 side tables already cost me 2k, It is soooo costly. Maybe we will switch to platform.
