Actually I have only came across epoxy paint from forum, have not really ask contractor's advice. What I know is that they have matt finish paint, is the best alternative to do re-tiling. Anyone has experience mind to share?

floor and wall epoxy paint is different. floor epoxy (for kitchen / bathroom) is rough. I had mine done up for 1.5yrs i tink, but some parts which are exposed to sunlight have turned yellowish.

frankly, 20k for ur apartment is highly unlikely... u might want to judge if a renovation loan is cheaper or paying instalments for electronics is cheaper.

less than 20K to do up a 5rm HDB.....frankly impossible at current market. If there are then you have to beware.

If you are not those very demanding at the design and ok with what's in the basic package, you can consider taking those package from well-known mass market ID firms.

i agreed.... doing up a 5 room for less than $20k is really unlikely unless you are not changing anything at all.

Accessories for both toilets - $3000

MBR toilet wall tiles + pebble wash flooring for both toilet - $4000

redo kitchen cabinet - $5000

laminated flooring - $5000

material for painting and wallpaper - $3000-$4000 depending on what kind of wallpaper

solid doors - $400 each so about 3 rooms = $1200.

Main door solid door - $$800 - $1200 depending on fire proof or not

Study room - $2000

so easily $25k already.

Ya I know it is indeed very hard to make it by 20k, that's why need a lot of DIY. Maybe have to lower down the requirements and slowly slowly build up the house. ;)

Congrats on getting $0 cov flat!

Maybe you would like to consider separating the renovation to 2 phrase? If budget is a concern.

To be honest, to renovate a resale unit of overhaul, minimum will require about 30k plus with minimal carpentry. Carpentry alone will eat in about 13k to 20k depending on the amount of carpentry required, if there are many carpentry items. Why don't you do all the wet works that is required and carpentry which you think is required, e.g. kitchen cabinets. The rest will come in, as second phrase. Such as, carpentry come in as second phrase, so not so much movement required.

Yesterday go to see this ah pek, Ah Heng from Randy Construction. So we told him what we want and asked him for a brief quote. He said 13k all in for 2 toilet and kitchen; 1.5k to erect study room plus door. :sport-smiley-004: Await the final quotation.

Between, he told me not to hack toilet because of the waterproofing stuff very headache, but he advised me to hack the kitchen flooring, was quoted $260 for hacking of kitchen floor, personally think it is cheap.

BTW, nice floor plan you have. Mine is 5i 109sqm. I have a balcony but is gonna remove the sliding door separating living room and balcony because I feel the balcony is redundant. Congrats too on the 0 COV. Mine is 15k.

I talked to Randy Construction before when I' looking for contractor to renovate my bathroom... Their initial quote seems cheap becos they just quote you the basic stuff. When I tell him I want shower screen, granite top, and other stuff... The price is almost the same as other contractors...

Altho I'm no expert in this, if your toilet is old, wouldn't you want to redo the waterproofing?

Your 15k also very cheap, before that I almost seal the deal with another unit opposite Admiralty, the COV asking is at 30k, but then later on didn't proceed further because I think that the agent is not helpful enough to negotiate the price. In fact I suspect he acted for both parties but he denied, annyway we didn't saw the seller or the seller's agent. Very suspicious.

Anyway congrat too that you got your own house!! May it be a lovely one... :yamseng:

No leh, in my case I already told him that I want 2 shower screen, wooden frame frosted glass door for kitchen entrance, granite countertop for kitchen. He quoted me based on these... I mean talking about the study room alone, he is the cheapest comparing 2 others. Frankly, the kitchen he quoted at $100/ft, granite top (he said India one wo) is at $135/ft, then the slow close hinge extra at $10 per door. I think this one not so cheap..

I suggest you take a package, rather than ala-carte renovation. It seems like you are doing a lot of ala-carte. You should focus on the main work that you want for your renovation such as flooring, walls, ceilings, lightings. Don't need to do the study first if budget is constraint. Ikea is always open for you, if you need a study table and shelves.
