Ya, is $1,400 for 5rm. They said need to employ worker to carry the cement/ debris to and fro from our new house to the lorry park at our current house parking area. Tat is why so expensive. Wat to do? pay loh.

I can't think of any other site to be enbloced at Clementi. Initially i thought the Clementi ave 4 would be an EC site but DBSS came out. So i'm not sure if our blks will be a future site for EC or private condo. I would be nice to have EC here.

I also just can't figure out what will be built/done to blk 445 and the town council when it is demolished.

My prediction was right. ;)

New area to be at the current interchange.

3 blks, 40 storeys, 500 new units.

The 445 area, it is not disclosed, but my bet its going to be just a recreation/carpark expansion since the empress cinema going to be revamped.

Its official, today officials visiting us with package details. its in yahoo/CNA news

Glad that finally your wish has come true. Hmm from the map in HDB's website where the replacement site map shows my current blks... looks like not all the area i.e. blk 436, 437, 438 and the temp bus interchange will be used to build the new flats. Your replacement site is very good unlike the Clementi Avenue 1.

Seems like the active users in this forum are from block 436! I'm from the same block too!

Just a couple more months wait for the new flat to be ready - the excitement is gradually building up.

When are we expecting to receive the next letter / update from HDB?

Hopefully, all the high-rise littering households among the 3 blocks (436-438) will wake up their idea and stop their inconsiderate acts at the new premises.

The entire neighbourhood is unbelievably dirty and unhygienic!

I'm praying hard for considerate neighbours left, right, top, bottom at the new flat! :)

4rm 85sqm at 5th floor selling at 450k.

4rm 92sqm at 5th floor same at 491k.

5rm 110sqm range lowest floor 550k to 650k highest floor

Max discount 30k only. Wat a joke. Not even 10%.

Mbt really going to lose his job.

Ya lor, it's really very very very the expensive.

i don't even get the 30k discount. Me sold a subsidy flat before and need to pay the resale levy. The 30k to be used to offset the levy..

Well i noticed that since the last Enbloc at Commonwealth the flat prices are very expensive or as good as prices of resale flats at mature area. Hopefully the compensation is high also. Can't wait to see the 3D mock up model of the new flats.

Those in my area who have chosen the flats facing the MRT track towards Jurong East will have their views blocked by the future flats!!!

I thought the government would not be doing any Enbloc since it is very costly and involves alot of work for them and not to mention inconvenience for 'mature' residents who will retire or intend to retire soon.

Last sat someone threw their sofa and one of it was placed on the staircase blocking the entry/exit!!! Well actually blk 436 has been badly littered the past few years either by residents shifting or foreigners shifting in/out. Only blk 438 has been quite'clean'".

Initially i thought we only have 3 mths to shift after getting the keys to the new flat but i last week's ST article mentioned that we have 4 mths!! That should give us enough time to source/renovate/shift (hopefully).

BTW do you think the other floors of the Mall will be ready by March 2011?

On 2nd thought, looking at the progress on the painting of the flats and fixing of the windows, i wouldn't think they will be ready in the next 3 months.

Same goes for the mall. There are still plenty of debris around the side entrance / escalators of the mall (near the Singapore Post) and the interiors of the 2nd floor, we should be looking at end March for the other floors to be opened. (Side-track : Interesting to find the lifts for block 441b along that side stretch of doors - it's like a guessing game for the right lift. LOL.)

By the way, i have a question.

I'm still paying off the remaining loan for the existing unit.

Given the "difference" based on the "selling price" of the existing flat against the discounted purchase price of the new one, will HDB offset the "difference" against the remaining loan or there's an option the money will be return for renovation purposes?

How's the procedure and arrangement by HDB like?

I think by the time we get our flats would be probably after June 2011. This is the slowest ever construction for enbloc i think. The fastest was Strathmore Ave. Shopping centre will most likely be around June 2011 as well i think.

I was wondering where the letterbox for Blk 441B will be. Do you know where? Imagine this in future: - it was raining and you took MRT back home and from the link at 2nd floor you come into the shopping centre but i think there is no lift directly from the shopping centre to your flat. Take the lift from commercial and come to 6th floor and look for residential lift to reach yr flat. I'm guessing this based on my observation fm carpark.

I am also paying my loan for this flat. Based on the compensation amt given and your outstanding loan - assuming your compensation is $230K and yr purchase price for this current flat is $200K andyou are still servicing your balance loan amount of $10K - the compensation will be used to discharge your loan amt of $10K. Whatever you have paid so far will be used to pay for the new SERS flat. Since it is not fully paid HDB will not give you advance of $10K to do reno. It is only for those whose flat is fully paid.
