EM renovations will always be complicated I find.I second your opinion on EM renovation. So many things to consider like staircase and balcony and all these added to the extra cost. Nowadays laminate as good as parquet2) Dun hack the floors la, just overlay also same.3) Windows no need change, i use your budget to change things that people can see can liao.4) Best one is: Yes i can do at your budget but without a good margin, do you think I will put in full effort in your unit?In the end, got a relative friend to do. budget exceeded and still counting.Did not expect the reno for a EM to be so much more than a 5IGood luck in your renovations. Electolux Island Hoob (tis is really painful coz is damp ex)5. Electrolux Dryer6. Fisher & Paykel Fridge7. KDK Ceiling Fan8. Whole hse lighting (include a crystal light for my dining area) Item 2 to 7, are purchase at neighbourhood shop so save quite a lot as the price is very much cheaper as compared to dept store.Item 8, purchase at a electrical store in the west...the boss (couple) are very nice person & gave a lot of discount. The price compared to shop at Balestier is very much cheaper. Example, LED downlight can be cheaper by nearly $30 per pc Now waiting for key collection and reno to start Will take some before reno photo and share later... Do budget about 10% for overruns and unforeseen changes... Am not surprised by your cost - looks like loads of carpentry from the 3Ds and the glass railings don't come cheap. Just confirmed the design of the kitchen cabinet.I try to take some photos my next trip back.Mine is relatively simple with a open concept.We hacked the whole first floor quite a lot.So looking forward to it.
