Simple Renovation

Hi all, just need some advice for this resale home I just got.

If I were to do very simple renovation, do we need to engage a ID or we could just source for contractors ourselves ? Maybe below are what we plan to do

What do you think would be the cost of the below ?

1) remove the built-in cabinet for all 3 bedroom

2) remove the kitchen cabinet

3) hack the kitchen wall tiles

4) hack all floor tiles

5) Haven't thought of what floor tiles but surely those budget ones

6) Redo both the toilet

7) Built in kitchen cabinet for the bottom only

8) Built in clothes wardrobe for Bedroom 2 & 3 only

trying to keep everything simple so we could do within our budget.

not neecesaary to source for ID....most of them are contractors anyway, just trying to position themselves as ID.....

might want to choose a main con as it will be a lot of hassle to deal with so many contractors and manage the timeline and dependancy....

Thanks folwer, that's one of our option and also save a lot of $$$.. do you have experience as a main con ?

If your floors are still in okay condition, you can try to do an overlay on top of the existing floors & tiles.

This will save a lot of $$$ as hacking is quite costly.

Option could be to hack only the bathrooms...

Note there are always some hidden costs even in a "simple" renovation: plumbing, rewiring electricity in kitchen, gas pipes etc.

However you want to save cost on your reno, make sure to consider to do the piping, wiring and flooring first. These 3 parts of renovation best do first, if u do it later on, it will damage all your furniture, specially the built-in ones. As for other part can add partially.
