Max. Cov For Resale Flat At Telok Blangah Area

HI,

I am new here. just want to get some opinions to share with me what is the reasonable COV that i can ask for my unit.

if the asking of 75K COV too much?

Location : Telok Blangah

Year Built: 1978

Valuation: 500k

Flat type/ model : 4NG

Floor area : 91sqm

Location of unit : Intermediate . door to door.only 2 units at one lift level. Enjoying seaview **** room and 1 bedroom

Floor : above 11 floor

Facility and Amenities : Telok blangah Hill Park/ Mt Fabor Park/ Police post/ educational Institions, 6 eating houses, food centre, wet market.

10 mins walk to MRT (circle line), one stop away from HarbourFront/ Vivo city.

how about your house condition in terms of reno? guess that also add weightage to yr asking cov. The newer generation of blk 8x is also selling around the same price as your asking. regards

Wow, that sounds quite high for a 30 over yr old place.

Frankly speaking if i am interested in your unit, without looking at it, the maximum i would offer is 25k COV unless your unit has great view, ample amount of natural light and cooling breeze then COV can be higher. It will also depend on the amount of renovation i need to do if i buy your unit. 75k for 30 years old flat is way too high unless your current reno is drooling nice and you can offer move in without the need to buy any appliances.

I went to view a 3NG in Bedok area with great unblock view looking at Bedok station, corridor unit next to corner, cool breeze stand at corridor and kitchen, the place was renovated within the last 6 months with designer interior decor, owner suggest buyer just bring luggage to move in as they are leaving behind all their furniture and appliances including 60"(living) and 46"(mbr) LED Smart TV, 6door fridge, hob & hood, washer, dryer, storage heater, system 3 inverter aircon. Valuation 360k, view to offer; someone sealed the deal it at 425k with a 65k COV.

Your place is City Central Area, near to Integrated Resort some more, also near to VivoCity shopping centre. Don't be afraid to ask for $100,000 or more, never mind that your flat is 30 years old. 4 years ago, I come up with $70,000 COV for my HDB in Bugis Area, I never regret it, to this day.

Your HDB is not a 99-year Leasehold Condo, so regardless whether it is 30, 50, 90 years old, age of building is not an issue. Singapore government will not kick you out to let you sleep on the roadside when your 99-years is up. For sure, you will get a new HDB flat in a similar good location near to your family and friends.

So go ahead, don't be frightened, and ask for $100,000 COV. Be patient. A cash-rich buyer is sure to come along. Don't believe? Look out your window and see how many Mercedes, BMW, Bentley, Ferrari zoom past on the road. Singapore is full of cash-rich people!

If i drive Mercedes, BMW, Bentley, Ferrari... I will buy condo instead of hdb, how often you see a Bentley or Ferarri park overnight in a hdb car park? Not dont have but really rare.

Really if you no hurry to sell, you can try your luck to fish for a cash rich buyer.

If i drive Mercedes, BMW, Bentley, Ferrari... I will buy condo instead of hdb, how often you see a Bentley or Ferarri park overnight in a hdb car park? Not dont have but really rare.

Really if you no hurry to sell, you can try your luck to fish for a cash rich buyer.

Actually, the really really rich do not mind to buy both HDB and Condo. That is why the new Anti-Double-Ownership Law was put into place by Government: new HDB buyers cannot own Private Property.

As for parking their Bentley, Ferrari, etc. in HDB, these rich guys are not so stupid. They know HDB is full of Karang-Guni Uncle and Auntie, complete with Reform School juvenile delinquent nephews and nieces, just itching to take revenge on the Idle Rich. They take Bus or MRT to their HDB. They leave their Bentley and Ferrari safely parked in the huge parking lot of their Good Class Bungalow in Holland Road! :D

Singapore people: if they really want to live in a particular estate or a particular Block: nothing can stop them. They will pay any amount it takes. You can believe me; I have seen them do it.

Precisely! Let say i drive a Bentley or Ferarri, do you think i will buy your 4rooms hdb flat now? If i buy your hdb flat, i will LL need to sell my condo/landed property. 4 years ago i will buy your hdb flat from good location for 80k COV, not now so it is unrealistic to ask TS to ask for 100k COV now, unless he is no hurry to sell.
